PAGE 1 OF 3 BY; BaS RECORDING FEE 0.00 NC RESOLUTION A RESOLUTION REZONING LOT 16, BLOCK B, GOLDEN VALLEY RANCHOS #12, SECTION 33, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R (AGRICULTURAL-RESIDENTIAL) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 5, 1990, a public hearing was conducted to determine whether approval should be granted to Sigfried and Linda Romero, Lakeside, California for a rezoning from existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R (Agricultural-Residential) zone, located in the Golden Valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on February 14, 1990 did generate a recommendation of approval of the request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat be prepared in accordance with article 3.16 of the Mohave County Subdivision Regulations. 2. Establishment of a minimum lot area based on the size of the parcel per the recorded Parcel Plat. 3. Establishment of a minimum lot size of one (1) acre exclusive of easements. 4. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being April 4, 1990, as per A.R.S. II-B29E. WHEREAS, this rezone is located ten (10) miles west of the Highway 93/6B intersection. Lot 16 is a two and one-half (2~) acre parcel located at the southwest corner of Drake Road and Unkar Drive in the Golden Valley area. Block B is approximately four (4) miles south of Highway 68 and is accessible via Estrella Road to Unkar Drive. These Roads are open and bladed, and WHEREAS, this zone change is being requested so that building permits can be obtained and residences established on each of the lots which would be created by the proposed splits. According to floodplain maps, this property is not in a major flood zone, However, visual inspection of this site indicates a tributary wash running through the property's north and south halves. Lots surrounding this property are vacant but there are a few residential structures in the general vicinity. This section is located in the Golden Valley Improvement District, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on February 18, 1990, and posted February 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and . p~ 3 OF 3 BOOK 1680 PAGE 302 (FEE~ 90- 14428> r~ I ~_ - i I ~I i'-0~~ t,~~-.:..V Resolution No. 90-63 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 5, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
