SQUARE FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE
VALLEY AREA, MOHAVE COUNTY, ARIZONA

RESOLUTION
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 5, 1990, a public hearing was
conducted to determine whether approval should
be granted to
Donald and Marcia Skews, Ft. Mohave, Arizona for a rezoning from
existing A-R/IA (Agricultural-Residential/One Acre Minimum Lot
Size) zone to R-E (Residential Recreation/Twenty Thousand Square
Foot Minimum Lot Size) zone with conditions, located in the South
1~a Mohave Valley Area, Mohave County, Arizona, and

WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on February 14, 1990 did generate a
recommendation of approval of the request to allow the applicant
to split the parcel into two (2) smaller parcels each being
greater than 20,000 square feet in size with the following
conditions noted:
1. Submittal and recordation of a Parcel Plat be prepared
in accordance with article 3.16 of the Mohave County
Subdivision Regulations.
2. Establishment of a m1n1mum lot area based on the size of
the parcel per the recorded Parcel Plat.
3. Establishment of a minimum lot size of twenty thousand
(20,000) square feet exclusive of easements.

4. All FEMA flood zone(s) location(s), as well as any other
minor washes that may be present in the final site
design form, shall be indicated on the Parcel Plat.
5. The provisions of Section 15 for the purposes of this
rezone are specific as they shall apply ONLY TO the
following provisions of the R-E (Residential-Recreation)
zone: Section A, 1. & 2.; and Section B, l.b. (Single
Family Dwelling) excluding: "and accessory uses
including noncommercial guest house."
6. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being April 4, 1990,
as per A.R.S. II-B29E.
WHEREAS, this application was discussed in some depth by the
Planning and Zoning Commission. There was concern over the
zoning classification being R-E (Residential-Recreation/Twenty
Thousand Square Foot Minimum) and the types of uses allowed in
this zone.
The applicant was desirous of only a single family
residential use.
There was discussion of changing the zoning
reclassification to R-l
(Single Family Residential)
zone.
However, staff was concerned that the advertising would not be
consistent with such a change and legal counsel concurred.
Furthermore, the R-l zone has a six-thousand (6,000) square foot
minimum lot size and the Commission was desirous in maintaining a
minimum lot size of twenty-thousand (20,000) square feet, thus
the specific use of the R-E zone, and
WHEREAS, this zone change is being requested so that

each of the lots which would be created by the proposed splits,
and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on February 18, 1990, and posted February
16, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 5, 1990 approved this

Zoning Commission, subject to the conditions outlined herein.
