RESOLUTION NO. 90-61
A RESOLUTION REZONING LOT 52, MOHAVE MESA, TRACT 1021, FROM: C-2
(GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: C-MO (COMMERCIAL
MANUFACTURING/OPEN LOT STORAGE) ZONE, LOCATED IN THE SOUTH MOHAVE
VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 5, 1990, a public hearing was
conducted to determine whether approval should be granted to Jay
Hammond, Ontario, California for a rezoning from existing C-2
(General Commercial) zone to C-MO (Commercial Manufacturing/Open
Lot Storage) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on February 14, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. Any open lot storage must be related to or be an
accessory to the primary business.
2. Such storage shall have a view obscuring fence
surrounding the property.
3. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being April 4,
1990, as per A.R.S. I1-B29E.
WHEREAS, this property is located approximately 750 feet
west of the northwest corner of Torrance Road and Highway 95 in
the South Mohave Valley area. Lot 52, Mohave Mesa, Tract 1021 is
on the northeast corner of Huntington Road and Torrance Road.
This subdivision is bordered by EI Rodeo Road on the north and
Mohave Mesa Estates on the south. Lots 1-81, 157-161, and IB7-
191 were zoned C-2 (General Commercial) in 1967 via Resolution
P&ZC: 67-102. Since that time, several rezones allowing open
storage have been granted in this area, and

WHEREAS, the applicant is intending to employ indoor and
outdoor storage for roofing materials. It would not be out of
character for this subdivision that this rezone be granted when
taking into consideration the previous rezonings to C-MO
(Commercial Manufacturing/Open Lot Storage), and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on February IB, 1990, and posted February
16, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 5, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission, subject to the conditions outlined herein.
