PAGE 1 OF 2 BY~ BOS RECORDING FEE 0.00 Ne A RESOLUTION REZONING OF THE N~ NW~ SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, EXCEPT THE 1579 . 83 FEET THEREOF, TO BE KNOWN AND SUBDIVIDED AS EMERALD RIVER ESTATES, TRACT 4093, FROM: A-R (AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE: R-O (SINGLE FAMILY RESIDENTIAL/MOBILE HOMES PROHIBITED) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 5, 1990, a public hearing was conducted to determine whether approval should be granted to Doug Cain, Bullhead City, Arizona for a rezoning from existing A-R (Agricultural-Residential) to R-O (Single Family zone Residential/Mobile Home Prohibited) zone, located in the South Mohave Valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on February 14, 1990 did generate a recommendation of approval of the request with the following condition noted: 1. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being April 4, 1990, as per A.R.S. II-B29E. WHEREAS, this property's western border lies 1570 feet east of Mountain View Road, while it's eastern border is located 1060 feet further to the east. It's northern border is EI Rodeo Road and 1320 feet to the south lies the southern boundary. This area is mostly zoned A-R (Agricultural-Residential/One Acre Minimum ,.~ '..,..... =-_....~ .._~....' ...;.......,.;.,.,,""'.~;.;;"'.""".'.. -,- '''''.,;.-,-.,-"""".-~".- ",.;~.._., --.,. There is one (1) R-MH!8M (Residential Mobile Homes !Eight Thousand Square Foot Minimum Lot Size) zone fronting EI Rodeo Road, and is located 829 feet west of the subject property. This proposed 132 lot subdivision is not within delineated flood zone as shown on the FEMA flood insurance rate map for Mohave County, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on February 18, 1990, and posted February 16, 1990 as required by Arizona Revised Statutes and the Mohave t:;;:'~ f;~ i~ County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 5, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
