A RESOLUTION REZONING PARCEL B, MEADVIEW COUNTRY ESTATES, SECTION
13, TOWNSHIP 30 NORTH, RANGE 17 WEST, FROM: A-R/I0A
(AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/9A (AGRICULTURAL-RESIDENTIAL/NINE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE MEADVIEW AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Michael and Laurie Roberts, Salt Lake City, Utah for a rezoning
from existing A-R/I0A (Agricultural-Residential/Ten Acre Minimum
Lot Size) zone to A-R/9A (Agricultural-Residential/Nine Acre
Minimum Lot Size) zone, located in the Meadview area, and
WHEREAS, a public hearing before the Mohave County Planning
and zoning Commission on February 14, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. There are two (2) tax parcels in Parcel 8 which will
not be included in this rezone. Those two (2) owners
are separate and as such, shall not be evaluated at
this time.
2. Submittal and recordation of a Parcel Plat be prepared
in accordance with Article 3.16 of Mohave County
Subdivision Regulations.
3. Establishment of a minimum lot area based on the size
of the parcel per the recorded Parcel Plat.
4. Establishment of a minimum lot size of nine (9) acres
exclusive of easements.

All FEMA flood zone(s) location(s), as well as any
other minor washes that may be present in the final
site design form, shall be indicated on the Parcel
Plat.
6. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being April 4,
1990, as per A.R.S. II-B29E.
WHEREAS, Meadview Country Estates is located approximately
two (2) miles east of Pierce Ferry Road, south of and adjoining
Meadview Foothill, Tract 119B, and east of Meadview Unit B, Tract
1123.
The subject property is located in Meadview County
Estates, one-quarter no mile east of Har~y Road, and on the
northwest corner of Saddleback Drive and Shore Avenue, and
WHEREAS, in 19B6, Parcel B was subdivided into four (4) nine
(9+) plus acre parcels.
In 19B7 the Arizona Department of Real
Estate ordered the original owner to offer rescission to all
purchasers and consolidate the illegal splits.
The applicant
chose to keep this property in it's present status. The Arizona
Department of Real Estate accepted this decision and fined the
original land owner $5,000.
This property is now defined as
routinely separate parcels and not a subdivision, and
WHEREAS, the applicant originally requested the rezoning of
the entire Parcel B so all three (3) parties might obtain
building permits for each of the four (4) existing tax parcels.

Because a rezone of four (4) parcels, working in concert, may be
construed as a subdivision and would come under the Mohave County
Subdivision Regulations, staff will evaluate each parcel as a
separate rezone application, and
WHEREAS, this rezone request is for two (2) parcels
specifically by this applicant.
This property is located on
hilly terrain with several washes running through it, east to
west, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on February IB, 1990, and posted February
16, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 5, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission, subject to the conditions outlined herein.
