PAGE 0001 BY: hGHAVE COilllTY BOARD OF SUPERVISORS RECORDING FEE 9.00 He 'j ~ A RESOLUTION REZONING OF PARCEL M, WALNUT CREEK ESTATES UNIT 2, TRACT 3013, SECTION 7, TOWNSHIP 20 NORTH, RANGE 17 WEST, FROM: A- R (AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE: R-M (MULTIPLE FAMILY RESIDENTIAL) ZONE, LOCA'l'ED IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARI ZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 5, 1990, a public hearing was conducted to determine whether approval should be granted to James F. Falk, Jamul, California for a rezoning from existing A-R (Agricultural-Residential) zone to R-M (Multiple Family Residential) zone, and WHEREAS, a public hearing before the Mohave County Planning .,........,.. and Zoning Commission on January 10, 1990 did generate a recommendation of approval of the request with the following conditions noted: 1. That the applicant comply with Section IB, Mohave County Zoning Regulations. 2. Arizona Department of Environmental Quality approves the sewerage system for this development. 3. Arizona Department of Water Quality quantity and quality of the water for development. approves the this proposed 4. Arrangements will be made to extend underground electric and telephone service to each building footprint in accordance with Arizona Corporation Commission Regulations. 5. That a six (6') foot view obscuring wall be erected between parcel "Mil and Shauna Drive to separate the single family dwellings and this Multifamily project. B. Such change shall not be effective for at least thirty (30) days after final approval of the change in classification by the Board, being March 7, 1990, as per A.R.S. II-B29E. WHEREAS, Walnut Creek Estates #2, Tract 3013, is located five (5) miles southwest of Kingman. This property is less than 1~ miles southwest of the Oatman Road/I-40 Interchange. It has approximately 3BO feet of frontage on Oatman Road. The property is bordered on the north by Morgan Drive and on the south by Kevin Drive. Both of these roads run southeast to northwest. Shauna Drive borders the rear of the property and runs southwest to northeast, and WHEREAS, the applicant is requesting a zone change to allow the establishment of several duplexes, and WHEREAS, a review of the floodplain maps indicate that this parcel is not located in a flood prone area, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on January 19, 1990, and posted January PAGE (01)2 FnQ~ 0'~S7 r~G~ 0A(6 (r[F~ 00_ ~~~7\ .. . . r-"', Ii, ' ~' ",' (' Resolution No. 90-49 Page 3 19, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
