A RESOLUTION REZONING OF LOT 13, BLOCK I, GOLDEN SAGE RANCHOS
'56, BEING A PORTION OF SECTION 7, TOWNSHIP 21 NORTH, RANGE 17
WEST, FROM: A-R (AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE:
C-2H (HIGHWAY COMMERCIAL) ZONE, LOCATED IN THE GOLDEN VALLEY
AREA, MOHAVE COUNTY, ARIZONA

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Frank Patrao, Westminister, California for a rezoning from
existing A-R (Agricul tural-Residential) zone to C-2H (Highway
Commercial) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. The applicant comply with all applicable provlslons of
Section 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
2. That ADOT authorize a driveway permit for this
commercial parcel, that the permit be presented at the
time of application of a building permit. That any
improvements that need to be addressed in relation to
the driveway construction be completed within six (6)
months of the issuance of the permit from ADOT.
3. That a building permit be obtained.
4. That ADEQ approve the sewerage system for this
development.
5 .
Arizona Department of Water Resources determines that
there is adequate water supply to serve this project.

Arizona Department of Environmental Quality approves
the water supply and distribution system.
7. That if food services are constructed that the Mohave
County Health Department grant approval of the facility
under their guidelines.
B. That underground utilities be utilized in accordance
with Arizona Corporation Regulations.
9. That any parking provided be comprised of asphaltic
cement or better and that such paving be completed
within ninety (90) days of the certificate of occupancy
granted the building.
10. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;
WHEREAS, this property has approximately 155 feet of
frontage on Highway 6B. It's eastern border is approximately 310
feet west of the southwest corner of Kabba and Highway 6B. It
has a depth of approximately 435 feet. All contiguous properties
have A-R (Agricultural-Residential) zoning.
The applicant
proposes a C-2H (Highway Commercial) zone.
This section of
Golden Valley is located in the core area, whereby commercial
zoning is encouraged, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted January
19, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
outlined herein.
