A RESOLUTION REZONING OF THE NE\ LOT 4, PARADISE ACRES UNIT #1,
FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Roger and Elizabeth Sayles, Kingman, Arizona for a rezoning from
existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot
Size) zone to A-R/IA (Agricultural-Residential/One Acre Minimum
Lot Size) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. That the Board of Supervisors accept the dedicating of
a forty (40') foot right-of-way along Shipp Drive and
a thirty (30') foot right-of-way along Horn Road that
are measured from the center line of the roads as they
are contiguous to this property through the approval of
the resolution authorizing this zone change, and that
the dedication statement and dedication(s) be shown on
the parcel plat.
3. The establishment of mlnlmum lot areas based on the
size of the parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.

5. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
6. The Parcel Plat shall show any surface drainage ways or
FEMA Zones.
7. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;
WHEREAS, this 2.2 acre parcel of land is located at the
southwest corner of Hunt Road and Shipp Drive.
Shipp Drive is
approximately one-half (~) mile south of Highway 6B.
This
parcel's southern border is approximately 300 feet south of Shipp
while it's western border is approximately 320 feet west of Hunt
Road. The roads bordering this property are open and bladed, and
WHEREAS, the applicant desires this land division for
residential purposes.
This area has both site built homes and
mobiles; however, mobiles are predominant, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted January
19, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
outlined herein.
