PAGE 0001 BY: MOHAVE COUNTY BOARD OF SUPERVISQRS RECORDING FEE 9.00 Ne A RESOLUTION REZONING OF LOT 10, BLOCK M, GOLDEN SAGE R/\NCHOS #66, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/lA (AGRICULTURAL-RESIDENTIllli/oNE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 5, 1990, a public hearing was conducted to determine whether approval should be, granted to Roger and Elizabeth Sayles, Kingman, Ar,izona for a r'ezoning from existing A~R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size) zone, and WHEREAS" a public hearing before the Mohave County Planning and Zoning Commission on January 10, 1990 did generate a recommendation of approval of the request with the following conditions noted: 1. Submittal and recordation accordance with Article Subdivision Regulations. of a Parcel Plat prepared in 3.16 of the Mohave County 2. That the Board of Supervisors accept the dedication of a thirty (30') foot right-of~way along Elgin Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, and that the dedication statement and dedication(s) be shown on the parcel plat. 3. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. Each parcel shall meet or exceed one (1) acre exclusive of road easements. , ~ Resolution No. 90-46 Page 2 6. The Parcel Plat shall show any surface drainage ways or FEMA Zones. 7. Such change shall not be effective for at least t:hirty (30) days after final approval of the change in classification by the Board, being March 7, 1990, as per A.R.S. 11-829E; WHEREAS, Lot 10, Block M, Golden Sage Ranchos #66 is currently vacant. The applicant is requesting a rezon,e and subsequent land division. Ul timately he would like to place a residence on each parcel of this property. Mobile homes are the predominant structures in the area. This property is 2901 feet north of the northeast corner of Chino Drive and Elgin Road and it's eastern border is west of Eloy Road, approximately 312 feet. This area of Golden Valley has open and bladed roads. The floodplain map indicates this area is not subject !to flooding, and WHEJlliAS, the notice of hearing was published in the l'lohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on January 19, 1990, and posted January 19, 1990 as required by Arizona Revised Statutes and the l'lohave County Zoning Regulations, and PAGE 0002 E,DOK Di66?
