PAGE 0001 BY: MOHAVE COUNTY BOARD OF SUFERVISORS RECORDING FEE 9.00 Ne RESOLUTION NO. 90-45 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS AN OFFICE UNTIL A PERMANENT STRUCTURE IS COMPLETED IN A C-2 (GENERAL COMMERCIAL) ZONE, LOCATED IN THE WESTERLY PORTION OF LO'f l, BJ..OcK I, GOLDEN SAGE RANCHOS 165, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held February 5, 1990 a public hearing was I: conducted to determine whether approval should be granted to Rancho Verde Land Company, Inc., Roger Sayles, Vice-President, Kingman, Arizona for a Zoning Use Permit to establish a mobile home as a real estate sales office until a permanent structure 0"~; L:;,:~ can be completed in a C-2 (General Commercial) zone, and 1):\ i' WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on January 10, 1990 did generate a recommendation of approval of the request with the following conditions: 1. If construction or use has not commenced within one (1) year of the Board of Supervisors approval of the ZUP or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 2. This ZUP is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety and welfare. t:"'~'_' t', .~ ,:,1 ~, , .< \.;-~, OJ, ... . . . Resolution No. 90-45 Page 2 3. That a zoning/Building Permit be obtained. 4. This mobile home shall be used as a sales office only in conjunction with this C-2 (General Commercial) development and shall not be used for rent, lease or sale separate from the primary purpose of the development. 5. The mobile home shall have certifying that the unit has mobile home. an affixed "HUD" been manufactured label as a 6. The construction of a site built structure on this property shall cause this mobile home to be removed once an occupancy certificate has been issued by the building official and this ZUP shall terminate with the removal of the mobile home. WHEREAS, this application is for the use of a mobile home as a real estate sales office. The applicant is requesting this use until a permanent structure can be completed. This Zoning Use Permit is contingent upon the approval of Resolution No. 90-____, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on December 22, 19B9 as required by the Arizona Revised and the Mohave County Zoning Statutes Regulations, and PAGE 0002 BOOK 01667 PAGE 0634 (FEEl 90- 2553) r" W . Resolution No. 90-45 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
