RESOLUTION NO. 90-44
A RESOLUTION REZONING OF LOT 1, BLOCK I, GOLDEN SAGE RANCHOS #65,
FROM: A-R (AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE: C-2
(GENERAL COMMERCIAL) ZONE, LOCATED IN THE GOLDEN VALLEY AREA,
MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Rancho Verde Land Company, Inc., Roger Sayles, Vice-President,
Kingman, Arizona for a rezoning from existing A-R (Agricultural-
Residential) zone to C-2 (General Commercial) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following

conditions noted:
1. The applicant comply with all applicable prov1s1ons of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
2. That the property as is meets the nonconforming use
standard of the zoning ordinance.
3. That the entrance to the property be off of Mazatzal
Drive to negate problems of driveway access at the
intersection of Verde Road and Highway 6B.
4. That this property may not be further redivided or
reduced from its present size.
5. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;

WHEREAS, this property is located between Highway 6B and
Mazatzal Drive. This segment of Mazatzal Road runs east to west
approximately 100 feet south of Highway 6B.
This property is
also located on the southeast corner of Verde Road and Highway
6B.
The property is pie shaped, adjacent to Highway 6B.
The
parcel is located in an area of Golden Valley where commercial
land use is encouraged, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted January
19, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
outlined herein.
