A RESOLUTION REZONING OF THE N~ LOT 10, PARADISE ACRES UNIT 11,
FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Jimmy and Linda Cook, Kingman, Arizona for a rezoning from
existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot
Size) zone to A-R/IA (Agricultural-Residential/One Acre Minimum
Lot Size) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. That the Board of Supervisors accept the dedication of
a thirty (30') foot right of way from the centerline of
Tangerine Drive, Hano Road and Heber Road as they are
contiguous to this property through the approval of the
resolution authorizing this zone change, and that the
dedication statement and dedication(s) be shown on the
parcel plat.
3. The establishment of mlnlmum lot areas based on the
size of the parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.

5. Two (2) of the parcels shall meet or exceed
acre in size exclusive of road easements, and
parcel shall meet or exceed two (2) acres
exclusive of road easements.

6. The Parcel Plat shall indicate any surface drainage
ways or FEMA designated zones.
7. That the drainage easement be indicated on the South
Side of each of the parcels and shown on the Parcel
Plat.
B. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;
WHEREAS, this property is located in Paradise Acres Unit #1.
The area is not subject to flooding and has open and bladed roads
bordering it. It has frontage on Tangerine Drive and is located
between Heber and Hano Roads.
The rear, or southern boundary,
runs east to west approximately 310 feet south of Tangerine, and
WHEREAS, the majority of structures in this area are mobile
homes, thus, it would not be out of character to allow this
rezone, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted January
19, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
