SECTION 19, TOWNSHIP 25 NORTH, RANGE 19 WEST, FROM: A (GENERAL)
ZONE, PROPOSED TO BE: C-M/S-D (COMMERCIAL MANUFACTURING/SPECIAL
DEVELOPMENT) ZONE, LOCATED IN THE DOLAN SPRINGS AREA, MOHAVE
COUNTY, ARIZONA

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to Bob
Taylor, Logandale, Nevada for a rezoning from existing A
(General) zone to C-M/S-D (Commercial Manufacturing/Special
Development) zone, located in the Dolan Springs area, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. The applicant comply with all applicable prov1s1ons of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
2. That the ZONING PLAN be approved for C(SD) Commercial
(Special Development) and M(SD) Manufacturing (Special
Development) in accordance with Section 19 of the
Mohave County Zoning Regulations.
3. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
4. That the Board of Supervisors accept the dedication of
an additional fifteen (15') feet of right-of-way along
Highway 93 as it intersects the Southwest corner of
this property through the approval of the resolution
authorizing this zone change, and that the dedication
statement and dedication be shown on the parcel plat.

5. The establishment of mlnlmum lot area based on the size
of the parcel per the recorded Parcel Plat.
6. The parcel shall not have access directly off of
Highway 93, rather off of Third Street and Bee Street
as approved by the County Engineer.
7. The owner/developer shall obtain right-of-way for and
pave Third Street and Bee Street adjacent to the
development. The paving of the afore mentioned roads
shall be placed on the center line of the roadway
right-of way in a width and design as approved by the
County Engineer. This will include signage in
accordance with the Mohave County Subdivision
Regulations and approved by the County Engineer.
B. The owner/developer shall cause drainage related
improvements to be completed to assure that no surface
drainage exits this site in excess of what would
naturally exit under natural conditions. These
improvements shall be approved by the County Flood
Administrator.
9. Public Utility Easements (PUE's) shall be identified on
the Parcel Plat that are agreeable with Utility Company
guidelines.
10. Arizona Department of Environmental Quality approves
the use and design of the sewage treatment means for
this development.

13. That the buildings meet or exceed the mlnlmum standards
of the 19BB Uniform Building Code for construction and
Fire Code.
14. All street centerline monuments will be staked and
monumented in accordance with Mohave County Engineering
Standard Specification No. 102.

15. A condition of approval due to the location and type of
development would be that the owner/subdivider is
responsible for the completion of the off site
improvements and shall provide an assurance for all
required development improvements as outlined in
Article V of the Mohave County Subdivision Regulations
or as approved by the Board.
16. The owner accepts that whenever a "SD" zone is granted,
each phase or stage of development or building
proposals shall be submitted to the planning staff, to
be evaluated and compared with the approved zoning plan
before any permits may be granted.
17. Any significant change (as determined by the planning
Director _ appealable to the planning Commission) in
the approved zoning plan shall require a rehearing on
the change before the Commission, with a final
determination to be made by the Board.
lB. Staff will maintain the most current approved ZONING
PLAN on file in the master zoning folder for reviews.
19 . The use of this property may not be changed by the
owner/developer or subsequent owners as it is approved
unless subsequently approved by the Board in accordance
with Arizona Statutes Annotated, Title 11, Chapter 6,
Section 11-B32.1. Submittal and recordation of a Parcel
Plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations;
20. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;
WHEREAS, this property is currently zoned A (General/Five
Acre Minimum Lot Size).
