A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR MISSION
PARK RANCH, TENTATIVE TRACT 4072, A SUBDIVISION OF THE W~ NEJ.t:
SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held February 5, 1990 a public hearing was
conducted to discuss a request for an extension of time for the
approved preliminary plan for Mission Park Ranch, Tentative Tract
4072, a subdivision of the W~ NE~ Section 25, Township 19 North,
Range 22 West, located in the South Mohave Valley area, and
WHEREAS, this proposed subdivision is located one & one-half
(1~) miles east of Highway 95 and is between EI Rodeo Road on the
north and Hammer Lane on the south. The primary access to this
subdivision is proposed to be along EI Rodeo Road, then south
across State Trust Land in Section 24 via Meadowview (Aquarius)
Road.
Hammer Lane will provide secondary access to this site,
and
WHEREAS, this preliminary subdivision plan depicts seventy-
five (75) acres subdivided into 261 residential lots. The
minimum and typical lot size is 70'xl15' or 8,050 square feet and
the maximum lot size is IB,560 square feet. The overall project
density is 3.5 lots per acre, and

WHEREAS, the preliminary plan depicts half (~) width road
right-of-way for Meadowview Road, Hammer Lane, and Bison Avenue.
It is intended that the matching right-of-way will be obtained
for these perimeter roadways prior to recording the final
subdivision plat(s), and
WHEREAS,
in
April,
19BB
the
Commission
and
Board
conditionally approved the preliminary subdivision plan for
Mission Park Ranch, Tentative Tract 4072, per Resolution P&ZC:
B8-27, and
WHEREAS, the Mohave County subdivision Regulations provide
that the tentative tract approval is valid for two (2) years.
The Board may grant extensions of time in one (1) year increments
for
the
approved
preliminary
plan
application
or
upon
recommendation of the Commission if the subdivider is actively
processing the final plat and there have been no material changes
or conditions within or adjoining the preliminary plan that would
warrant a revision in the design of the approved preliminary plan
or a change in the required site improvements, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this extension of time to November, 1990 to submit and record the
final plat for this subdivision, as recommended by the Commission
