PAGE 0001 BY: MmlAVE COUNT'( BOARD OF SUPERVISORS RECORDING FEE 9.00 Ne A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PJ~ FOR COURTNEY PLACE TOWNHOMES, TENTATIVE TRACT 4071, A PROPOSED SPECIAL DEVELOPMENT SUBDIVISION AND RESUBDIVISION OF A PORTION OF LOTS 7, B, & 9, BLOCK 5, MOIIAVE VALLEY BUSINESS PARK, TRACT 4029- A, TOGETHER WITH THE EAST 533 FEET OF THE SOUTH 300 FEET OF THE NW~ SW~ SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA . !, WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held February 5, 1990 a public hearing was conducted to discuss a request for an extension of time for the approved preliminary plan for Courtney Place Townhomes, Tentative Tract 4071, a proposed special development subdivision and resubdivision of Lots 7, B, & 9, Block 5 Mohave Valley Business Park, Tract 4029-A, together with the east 533 feet of the south 300 feet of the NW~ SW~ Section 23, Township 19 North, Range 22 West, located in the South Mohave Valley area, and WHEREAS, this proposed subdivision is located east of Highway 95, is one-quarter (~) mile north of EI Rodeo Road, adjoining and was originally subdivided as part of Mohave Valley Business Park. Access is provided from Highway 95 via Courtney Place, and WHEREAS, this preliminary subdivision plan includes the resubdivision of three (3) lots in Mohave Valley Business Park together with an unsubdivided parcel south of Courtney Place extending from Courtney Place, Tentative Tract 4070, east to . . . This preliminary plan proposed to subdivide 5.10 acres into forty-six (46) townhome lots for an overall density of nine (9) lots/units per acre. The typical 2,670 square feet, and townhome lots are 32'x65' or 2,OBO square feet and 30'-31'xB9' or WHEREAS, the owner/subdivider has indicated that he will construct the building(s), including the townhome units, on the property and intends to sell improved lots with the townhome unit on the property, and WHEREAS, a planned development utilizing open areas and recreational facilities in lieu of standard size residential lots requires R/S-D (Residential/Special Development) zoning which was requested in conjunction with the preliminary plan for this tentative tract, and WHEREAS, in November, 19B7 the Commission and Board conditionally approved the preliminary subdivision plan for Courtney Place Townhomes , Tentative Tract 4071, per Resolution P&ZC: B7-176, and WHEREAS, the Mohave County subdivision Regulations provide r''''-,.'i,'''' '1"_,' H':,i that the tentative tract approval is valid for two (2) years. Resolution No. 90- 40 Page 3 for approved preliminary plan application or the upon recommendation of the Commission if the subdivider is actively processing the final plat and there have been no material changes or conditions within or adjoining the preliminary plan that would warrant a revision in the design of the approved preliminary plan or a change in the required site improvements, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1990 approved this extension of time to November, 1990 to submit and record the final plat for this subdivision, as recommended by the Commission and outlined herein.
