A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR
COURTNEY PLACE SUBDIVISION, TENTATIVE TRACT 4070, A RESUBDIVISION
OF LOTS 1 THROUGH 6 AND A PORTION OF LOT 7 IN MOHAVE VALLEY
BUSINESS PARK, TRACT 4029-A, LOCATED IN THE SOUTH MOHAVE VALLEY
AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held February 5, 1990 a public hearing was
conducted to discuss a request for an extension of time for the
approved preliminary plan for Courtney place Subdivision,
Tentative Tract 4070, a resubdivision of Lots 1 through 6 and a
portion of Lot 7 in Mohave Valley Business Park, Tract 4029-A,
located in the South Mohave Valley area, and
WHEREAS, this proposed subdivision is located west of
Highway 95, is one-quarter (~) mile north of EI Rodeo Road, and
one-quarter (~) mile west of Calle Del Media. Access is provided
from Highway 95 via frontage road and Courtney Place, and
WHEREAS, two (2) preliminary subdivision plans have been
submitted for review and approval; one (1) includes the areas
south of Courtney Place from Highway 95 east to and including a
proposed alley which will align with Reagan Drive in Mohave
Valley Business Park.
This preliminary plan depicts five (5)
lots. The three (3) lots along the Highway 95 frontage road are
to remain zoned C-2H (Highway Commercial) and the two (2) lots
along the south side of Courtney Place are to remain zoned C-M

(Commercial Manufacturing). The design of this preliminary plan
is essentially the same as the previously approved tract except
there is one (1) less lot, the lots are slightly larger and an
additional alley is proposed along the east boundary of this
tentative tract, and
WHEREAS,
in November,
19B7 the Commission and Board
conditionally approved the preliminary subdivision plan for
Courtney Place Subdivision, Tentative Tract 4070, per Resolution
P&ZC: B7-175, and
WHEREAS, the required site improvements to include paved
streets, a water supply and distribution system, utilities, lot
staking, and miscellaneous improvements have been installed or
constructed in accordance with the approved improvement plans,
and
WHEREAS, the Mohave County subdivision Regulations provide
that the tentative tract approval is valid for two (2) years.
The Board may grant extensions of time in one (1) year increments
for
approved
preliminary
plan
application
or
the
upon
recommendation of the Commission if the subdivider is actively
processing the final plat and there have been no material changes
or conditions within or adjoining the preliminary plan that would
warrant a revision in the design of the approved preliminary plan

or a change in the required site improvements, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,

at their regular meeting on Monday, February 5, 1990 approved
this extension of time to November, 1990 to submit and record the

final plat for this subdivision, as recommended by the Commission
and outlined herein.
