PAGE 0001 BY: MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 9.00 Ne RESOLUTION A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR PALM ESTATES, TENTATIVE TRACT 4062, A RESUBDIVISION OF LOTS 61 'fHROUGH 102 OF RIO HACIENDA TRACT 1224, LOCATED IN THE SOU'fH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held February 5, 1990 a public hearing was conducted to discuss a request for an extension of time for the approved preliminary plan for Palm Estates, Tentative Tract 4062, a resubdivision of Lots 61 through 102 of Rio Hacienda Tract f; 1224, located in the South Mohave Valley area, and WHEREAS, this proposed subdivision is located one-half (~) mile east of Highway 95, is east of Tierra Verde and is between Valencia Road and La Entrada Place. Access is provided to this proposed resubdivision of a portion of Rio Hacienda, Tract 1224, via Valencia and La Entrada. Palm Lane, east of the EI Paso gas line, as dedicated and identified on the recorded plat for Rio Hacienda, is the westerly boundary of this tentative tract, and WHEREAS, the final subdivision plat for Rio Hacienda was recorded in 1975. The site improvements were to include paved streets and a water distribution system. The subdivision improvements for this tract were not constructed nor are there funds available to complete the site improvements. Resolution No. 90- 38 Page 2 current standards and provide new assurances prior to any further lot sales in Rio Hacienda, and WHEREAS, in April, 19B7 the Commission and Board conditionally approved the preliminary subdivision plan for Palm Estates, Tentative Tract 4062, per Resolution P&ZC: B7-23, and WHEREAS, the submitted preliminary subdivision plan depicts forty (40) acres subdivided into 145 residential lots for an overall density of 3.6 lots per acre. The minimum and typical lot size is B,OOO square feet. The maximum lot size is 10,120 square feet. The owner/subdivider has not obtained or included Lot 6B, Tract 1224, located on the northeast corner of the intersection of La Entrada and Palm Lane in this resubdivision, and WHEREAS, the Mohave County subdivision Regulations provide that the tentative tract approval is valid for two (2) years. The Board may grant extensions of time in one (1) year increments for the approved preliminary plan application or upon recommendation of the Commission if the subdivider is actively processing the final plat and there have been no material changes or conditions within or adjoining the preliminary plan that would warrant a revision in the design of the approved preliminary plan or a change in the required site improvements, and PAGE 0002 BOOK 01667 PAGE 0613 (FEE~ 90- 8546) n ~~'~:i,J " ..0.".;",/ to .. . Resolution No. 90- 38 Page 3 r.' t " ~ . ~ NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1990 approved I: this extension of time to April, 1990 to submit and record the final plat for this subdivision, as recommended by the Commission and outlined herein.
