A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR THE
WILLOWS AT cIMMARRON LAKE UNIT ONE, TENTATIVE TRACT 4063, LOCATED
IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA

WHEREAS, at the regular meeting of the Mohave County Board
of SuperTisors held February 5, 1990 a public hearing was
conducted to discuss a request for an extension of time for the
approved preliminary plan for The Willows at Cimmarron Lake, Unit
One, located in the South Mohave Valley area, and
WHEREAS, this proposed subdivision is located on the east
side of Highway 95 and is roughly one-half (~) mile north of King
Street and one & one-half (1~) miles south of Jerome Avenue, and
WHEREAS,
in
April,

the
Commission
and
Board
conditionally approved the preliminary subdivision plan for The
Willows at Cimmarron Lake Unit One, Tentative Tract 4063, per
Resolution P&ZC: B7-39, and
WHEREAS, this preliminary subdivision plan for the first
development phase proposes to subdivide twenty-eight (2B) acres
into ninety-one (91) lots for an overall density of 3.25 lots per
acre. The minimum Lot size is B,OOO square feet and the maximum
lot size is 14,000 square feet, and

WHEREAS, the Mohave County Subdivision Regulations provide
that the tentative tract approval is valid for two (2) years.
The Board may grant extensions of time in one (1) year increments

recommendation of the Commission if the subdivider is actively
processing the final plat and there have been no material changes

or conditions within or adjoining the preliminary plan that would
warrant a revision in the design of the approved preliminary plan
or a change in the required site improvements, and
WHEREAS, this extension of time request was the result of
the FEMA flood study and uncertainty with respect to sewage
disposal.
The FEMA flood study was satisfactorily amended and
the Fort Mojave Tribal Utility Authority is building facilities
immediately adjacent to the property which will resolve the
sewage disposal problems, and
WHEREAS,
the owner/developer intends to commence the
development of the site in early 1990.
Modification to the
preliminary plat approval will be made prior to final plat
approval to comply with current County regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this extension of time to April, 1990 to submit and record the
final plat for this subdivision as recommended by the Commission
and outlined herein.
