A RESOLUTION REZONING OF THE S~ AND NW~ SECTION 1, TOWNSHIP IB
NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS LOS LAGOS, I
TENTATIVE TRACT 4096, FROM: A-R (AGRICULTURAL-RESIDENTIAL) AND M
(GENERAL MANUFACTURING) ZONES, PROPOSED TO BE: S-D (SPECIAL
DEVELOPMENT) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA,
MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Angelo Rinaldi, Los Lagos Limited Partnership, Santa Anna
Residential) and M (General Manufacturing) zones, to S-D (Special
Heights, California for a rezone from existing A-R (Agricultural-
" Development) zone, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of this request with the following
condition noted:
1. The owner accepts that whenever a S-D zone is granted,
each phase or stage of development or building
proposals shall be submitted to the Planning staff, to
be evaluated and compared with the approved zoning plan
before any permits may be granted;
2. Any significant change (as determined by the Planning
Director, appealable to the Planning Commission) in the
approved zoning plan shall require a rehearing on the
change before the Con@ission, with a final
determination to be made by the Board;
3. Staff will maintain the most current approved ZONING
PLAN on file in the master zoning folder for reviews;

4. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. II-B29E;

WHEREAS, this subdivision's preliminary plan was heard
before the Planning and Zoning Commission on December 13, 19B9

and was conditionally approved by the Board of Supervisors on
January B, 1990 through Board Resolution No. 90-1. This two (2)
phase subdivision is bounded by Boundary Cone Road, Lipan
Boulevard, and Mountain View Road. Some of the roads within the
subdivision will be private and some will be public. The
applicant proposed to have single family and multifamily
residences in Los Lagos.
The drainage of this subdivision will
be a continuance of the drainage from the Sun Valley subdivision.
Sun Valley is in the NE~ Section 1.
The applicant intends to
merge his sewage infrastructure with the treatment plant in the
Desert Lakes subdivision.
When sewage capacity to the Fort
Mojave Indian sewer treatment plant is available, the subdivision
will run a sewage line to Fort Mojave Indian Reservation and it's
future facility, and
WHEREAS, this request is to change the zoning with the
subdivision. The property is currently zoned A-R (Agricultural-
Residential) and M (General Manufacturing). The proposed change
is to create a S-D (Special Development) zone which will

encompass several uses.
R/S-D will encompass the single and
multifamily dwellings and the C-RE/S-D will encompass the
Commercial-Recreations areas in this plan; i. e., golf course,
lakes, swimming pools, tennis courts, parking facilities, and all
other activities associated with an integral part of the above
activity such as Club Houses and associated buildings, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted on January
19, 1990 as required by the Arizona Revised Statutes and the
Mohave County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission, as outlined herein.
