A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN
FOR CAMP MOHAVE HEIGHTS, TRACT 4086-A, A SUBDIVISION OF A PORTION
OF THE S~ NE~ NE~ SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST,
GILA & SALT RIVER BASE & MERIDIAN, AND THE ZONING OF THIS
PROPERTY FROM A-R (AGRICUL'l'URAL-RESIDENTIAL) TO R-O (SINGLE
FAMILY RESIDENTIAL/MOBILE HOMES PROHIBITED), LOCATED IN THE SOUTH
MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine the final subdivision plan and zoning for
Camp Mohave Heights, Tract 4086-A, located in the South Mohave
Valley area, and
WHEREAS, the owner/subdivider of this tract is Mohave
Ventures, Glendale, Arizona, Mr. Robert Corry, representative.
The Engineer responsible for the preparation of the drainage
report, proposed method of handling storm runoff, and the design
of this subdivision is Raymond W~ Stadler, P.E., McLaughlin
Kmetty Engineers, Ltd., Glendale, Arizona, and
WHEREAS, this proposed subdivision is located 3/4 of a mile
east of Highway 95, is between Camp Mohave Road and EI Rodeo
Road, and is just north of the westerly extension of Camino
Colorado.
This roughly ten (10) acre parcel fronts on and is
between La Riqueza and Mountain View Roads, and
WHEREAS, access is provided and intended to this parcel from
Highway 95 via Camp Mohave Road to La Riqueza Road. This site is

roughly 660 feet south of Camp Mohave Road, and
WHEREAS, the submitted preliminary subdivision plan depicts
ten (10) acres subdivided into twenty-four (24) lots, and
WHEREAS, it is intended that all lots are to be zoned R-O
(Single Family Residential/Mobile Homes Prohibited), and
WHEREAS,
the
adjoining
to
the
north
is
property
unsubdivided. This same owner/subdivider has an approved

adjoining the west half (~) of this tract and is known as Camino

Colorado Estates, Tract 4089.
This tract is held up on it's
filing pending the final approval of this tract, and
WHEREAS, it is intended that the existing ingress and egress
easement along the south boundary be abandoned or extinguished
prior to recording the final subdivision plat, and
WHEREAS, reviews have been received from the County
Engineer/Floodplain Administrator,
Citizens Utili ties Rural
Company, Inc., the Fort Mojave Mesa Fire Department, the Mohave
County Health Department, and Citizens Utilities Water Company
and incorporated into the evaluation of this tentative tract, and

WHEREAS, the approval of this subdivision was based on the
understanding of the Commission and the Board of Supervisors that
the owner/subdivider will obtain right-of-way for and pave the
access road, La Riqueza Road from Camp Mohave Road south of and
along this subdivision; the owner/subdivider shall agree to
improve Camp Mohave Road to Standard Specifications No. 171 and
No. 102 from the end of current pavement to La Riqueza Road
proportional to the total development of Camp Mohave Road,
addressed by the developer consortium as it relates to cost of
the project for Rancho Grande, Tract 4083, Palm Estates I & II,
Tracts 4062 & 4104, Camp Mohave Heights, Tract 4086, and Camino
Colorado Estates, Tract 4089; all streets within the subdivision
will be paved with asphaltic concrete as recommended by the
Project Engineer in accordance with County Standards or better; a
water supply and distribution system will be constructed to serve
each lot; the water supply and distribution system will provide
for fire flows and fire hydrants conforming to the requirements
of the Fort Mojave Mesa Fire Department; grading and drainage
related improvements will be made as recommended by the design
engineer in the submitted drainage report; arrangements will be
made to extend underground electric and telephone service to each
lot
accordance
with
Arizona
Corporation
Commission
in
Regulations; lot purchasers will utilize individual sewage
disposal system; all lots and street centerline monuments will be
staked
and
monumented
in
accordance
with
Standard

Specification No. 102; and as a condition of approval, the
owner/subdivider is responsible for the completion of these site
improvements and shall provide an assurance for all required
subdivision improvements in accordance with Article V of the
Subdivision Regulations, and
WHEREAS, the westerly half of this tract is within a FEMA
designated floodplain, Zone B, and
WHEREAS, the Commission and Board considered and approved
the drainage plan as submitted by the project engineer and as
evaluated by the County Engineer, and
WHEREAS,
a petition of exception was approved with
Resolution P&ZC: 89-88, and
NOW THEREFORE BE IT RESOLVED, that the Board approved the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the prospectus to the State Real Estate
Commission as is required for approval of this tract by
the Board.
2. The owner/subdivider shall cause the drainage related
improvements to be completed as recommended by the
project engineer and outlined in the detailed drainage
report; a grading plan shall be provided as a part of
the improvement plans for this subdivision.

3. The Board of Supervisors approves the zone change with
the recording of the final plat.
4 .
The final plat will include public utility easements at
the front of the lots and/or as necessary to serve
these lots with underground utilities.

The minimum lot size shall be 8,000 square feet in
area.
6 .
The final plat for Tract 4086-A including the
Dedication will need to be properly executed and]or
ratified ~ all parties having any rec~rd title
interest in the land being subdivided and included on
this subdivision boundary.
7. The owner/subdivider shall obtain a report from the
Arizona Department of Water Resources indicating that
the water supply has been found to be adequate to meet
the needs of this subdivision prior to recording the
final plat.
8. An .assurance and/or surety shall be provided in the
amount of the approved cost estimabe for all required
site improvements.
NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of or
evidence that these conditions have been met together with the
executed mylars and appropriate recording fees, the Director of
Planning and Zoning will obtain the necessary signatures from the
County Departments and officials and cause the final plat to be
recorded, and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisor's meeting for this date.
