RESOLUTION NO. 90- 31
A RESOLUTION REZONING 10.38 ACRES BEING A PORTION OF SECTION 21,
TOWNSHIP 14 NORTH, RANGE 20 WEST, FROM: C-M/5A (COMMERCIAL
MANUFACTURING/FIVE ACRE MINIMUM LOT SIZE) AND R-E (RESIDENTIAL-
RECREATION) ZONES, PROPOSED TO BE: C-M/5A (COMMERCIAL
MANUFACTURING/FIVE ACRE MINIMUM LorI' SIZE) ZONE, LOCATED IN THE
NORTH HAVASU AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 5, 1990, a public hearing was
conducted to determine whether approval should be granted to
Arizona Sales & Acceptance Company, Tempe, Arizona.for a rezoning
from existing C-M/5A (Commercial Manufacturing/Five Acre Minimum
Lot Size) and R-E (Residential Recreation) zones to C-M/5A
(Commercial Manufacturing/Five Acre Minimum Lot Size) zones,
located in the North Havasu area, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 10, 1990 did generate a
recommendation of approval of the request with the following
conditions noted:
1. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations;
2. Submittal and recordation of a Parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations;
3. The establishment of minimum lot areas based on the
size of the parcels per the recorded Parcel Plat;
4.
Each parcel shall have legal.Eccess;

5. Each parcel shall meet
exclusive of easements;
or exceed

(10) acres
6. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being March 7, 1990, as
per A.R.S. 11-829E;
WHEREAS, this property is located in the northeast corner of
the S~ of the NE~ of the NE~ of Section 21, Township 14 North,
Range 20 West. It is contiguous on Highway 95's east side and is
approximately 650 feet south of Chenoweth Drive. The terrain is
hilly and there are arroyos in the area.
The applicant is
requesting this rezone as they intend to incorporate mini storage
[,' units, boat storage, and boat services on this 10.38 acre parcel
of land.
This request is consistent with the new Land Use Plan
WHEREAS, the notice of hearing was published in the Mohave
of Lake Havasu City for the area.
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on January 19, 1990, and posted January
19, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,

at their regular meeting on Monday, February 5, 1990 approved
Planning and zoning Commission, subject to the conditions
this change in zoning as recommended by the Mohave County
outlined herein.
