FEE I PGS ~ MICROFILMED A RESOLUTION REZONING OF A 2.5 ACRE PARCEL BEING THE NW~ SWJ..( OF PARCEL 92, A PORTION OF THE NE~ SECTION 15, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL- RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 8, 1990, a public hearing was conducted to determine whether approval should be granted to William Horchar, Kingman, Arizona for a rezoning from existing A- R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) to A- R/1A (Agricultural-Residential/One Acre Minimum Lot Size), located in the Golden Valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on December 13, 1989 did generate a recommendation of approval of the request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations; 2. That the Board of Supervisors accept the dedication of a forty-two (42') foot right-of-way and an eight (8') foot public utility easement along Arivaca Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, and that the dedication statement and dedication(s) be shown on the parcel plat; 3. The establishment of m1n1mum lot areas based on the size of the parcels per the recorded Parcel Plat; 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements; 6. Such change shall not be effective for at least thirty (30) days after final approval of the change in classification by the Board, being February 7, 1990, as per A.R.S. 11-829E; and WHEREAS, this 2.5 acre parcel was split and recorded prior to the A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) overlay (Resolution P&ZC: 87 -25) . The applicant desires splitting the lot to allow for two (2) parcels, each greater than one (1) acre exclusive of easements. The north new parcel would retain the existing home. This new parcel would be the S~ of the current parcel. Access is via several open, graded roads. The intersection of Arivaca Road and Abrigo Drive would be the closest intersection since the properties southwest corner is only 330 feet to the north. The property is flat and does not appear to be subject to surface ero~ion, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on December 22, 1989, and posted December 20j 1989 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and BOOK 1653 f,~Gf 26S .. t'-" '. , ~ , ~ . .. . . Resolution No. 90-12 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 8, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
