A RESOLUTION REZONING OF A 3.9 ACRE PARCEL BEING THE wl:! SW% OF
PARCEL 211, A PORTION OF 'ruE SW% SECTION 2, TOWNSHIP 21 NORTH,
RANGE 18 WEST, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) ZONE, P~OPOSED TO BE: A-R/IA (AGRICULTURAL-
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ONE, LOCATED IN THE GOLDEN
VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 8, 1990, a public hearing was
conducted to determine whether approval should be granted to Lee
Bruno, Kingman, Arizona for a rezoning from existing A-R/10A
(Agricultural-Residential/Ten Acre Minimum Lot Size)
to A-R/1A
(Agricultural-Residential/One Acre Minimum Lot Size), located in
the Golden Valley area, and
WHEREAS, a publichea.ring before the Mohave County Planning
and Zoni.ng Commission on December 13, 1989 did generate a
recommendation of approval of the request with the following
conditions noted:
1.
Submittal and recordation
accordance with Article
Subdivision Regulations;
of a Parcel Plat prepared in
3.16 of the Mohave County
2. That the Board of Supervisors accept the dedication of
a forty-two (42') foot right-of-way and an eight (8')
foot public utility easement a.long Earl Drive and Heber
Road as they are contiguous to this property through
the approval of the resolution' authorizing this zone
change, and that the dedication statement "and
dedication(s) be shown on the parcel plat;
3. The establishment of minimum lot areas based on the
size of the parcels per the recorded Parcel Plat;
4. Each parcel shall have legal access;

5. Each parcel shall meet or exceed one (1) acre exclusive
of road easements;
6. Such change shall not be effective for at least thirty
(30) days after final approval of the change in
classification by the Board, being February 7, 1990, as
per A.R.S. 11-829E;
and
WHEREAS, this lot lies at the northeast corner of Earl Drive
and Heber Road.
These roads are open and graded.
A sandwash
runs along the western border of this property.
The area is
flat.
The applicant wishes to reduce the lot size for
residential uses of a higher density by creating three (3)
parcels, each greater than one (1) acre exclusive of easements,
and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on December 22, 1989, and posted December
20, 1989 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 8, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission, subject to the conditions outlined herein.
