M1.lUNA : JAN 1 0 '90 ..2 ~ PM, Coon Record~r PGS A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A CARETAKER/GUARD RESIDENCE IN A C-2H (HIGHWAY COMMERCIAL) ZONE, IN A PORTION OF SECTION 6, TOWNSHIP 21 NORTH, RANGE 17 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held January 8, 1990 a public hearing was conducted to determine whether approval should be granted to Dale Malquist, Kingman, Arizona for a Zoning Use Permit to establish a mobile home as a caretaker/guard residence in a C-2H (Highway Commercial) zone, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on December 13, 1989 did generate a recommendation of approval of the request with the following conditions: 1. If construction or use has not commenced within one (1) year of the Board of Supervisor's approval of the Zoning Use Permit or if the use has been discontinu~d for six (6) months, then approval shall terminate at that date; 2. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare; 3. That a Zoning/Building Permit be obtained; 4. This mobile home shall be used as a residence only in conjunction with this C-2H (Highway Commercial) development and shall not be used for rent, lease, or sale separate from the primary purpose of the development; Boo,,1653 f,I.~~ 261 ..... The mobile home shall have an affixed "HUD" label certifying that the unit has been manufactured as a mobile home; and WHEREAS, this parcel is currently zoned C-2. It fronts Highway 93's west side and has a dirt road on the southern border of the property. The western border of this property is approximately 526 feet west of the point where Kirkland intersects U. S . Highway 93. The applicant is requesting this Zoning Use Permit to establish a caretaker/guard residence in conjunction with open storage of boats, RV's, and mobile homes, and mIEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on December 22, 1989 and posted on December 20, 1989 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 8, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
