All1Wf\!A JAN 1 0 '90 -2 20 PM RESOLUTION NO. 90-8 A RESOLUTION REZONING THE W~ N~ S~ PARCEL 277, BEING A PORTION OF SECTION 10, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 8, 1990, a public hearing was conducted to determine whether approval should be granted to Merle B. Schisler, Kingman, Arizona for a rezoning from existing A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) to A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size), located in the Golden Valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on December 13, 1989 did generate a recommendation of approval of the request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations; 2. That the Board of Supervisors accept the dedication of a forty-two (42') foot right-of-way and an eight (8') foot public utility easement along Emery Park Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, and that the dedication statement and dedication(s) be shown on the parcel plat; 3. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat; BOOK 1653 rgE 2$ r-, i " !" ,,> . . Resolution No. 90-8 Page 2 4. Each parcel shall have legal, access, and as such, the applicant shall provide a "Hillside" (forty (40') foot right-of-way) easement to provide access to property on one side of the street only, and it shall be shown on the Parcel Plat; 5. Each parcel shall meet or exceed one (1) acre exclusive of road easements; 6. Such change shall not be effective for at least thirty (30) days after final approval of the change in classification by the Board, being February 7, 1990, as per A.R.S. 11-829E; and WHEREAS, the applicant wishes to create a second home site following and approval of his request. This lot is situated on relatively flat land. It lies 330 feet north of the northeast corner of Shipp Drive and Emery Park Road. The eastern border of this property lies approximately 660 feet west of Estrella Road where it intersects Shipp Drive. The applicant is creating two (2) parcels, each greater than two (2) acres exclusive of easements, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on December 22, 1989, and posted December 20, 1989 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and BOOK 1653 u.[[ 257 .. . ... . . r"' F l' ~ " \' t,_' , Resolution No. 90-8 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 8, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
