PAGE 1 OF 3 BOS RECORDING FEE 0.00 NC RESOLUTION NO. 90-124 A RESOLUTION REZONING THE LOT 6, BLOCK A, GOLDEN VALLEY RANCHOS #14, SECTION 27, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 7, 1990, a public hearing was conducted to determine whether approval should be granted to Donald J. & Donna J. Wagner, Kingman, Arizona, for a rezoning from existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, the subject property is located approximately nine (9) miles west of the junction of Highways 93 & 68, approximately three (3) miles south of Highway 68. Lot 6, Block A, Golden Valley Ranchos #14 is approximately 640 feet north of the northwest corner of Chuar Drive and Estrella Road. Access is provided by Highway 68, south on Estrella Road to Lot 6, located between Bolsa Drive and Chuar Drive, and WHEREAS, this property contains approximately 2.19 acres and will be split from east to west so as to provide each lot with r if:ii1,,:;i, I ;'-"i ~.~ ~tl ("", ,:~d '~ ~--.". This zone change was submitted so that building permits can be obtained and residences be established on each of the lots which would be created by the proposed split. This subdivision is mostly vacant, however, there are several mobile homes and single family homes in the general vicinity, and WHEREAS, this is not within a designated property floodplain, however, this site appears to have a tributary wash running through it, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on April 18, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. That the Board of Supervisors accept the dedication of a forty-two (42') foot right-of-way and an eight (8') foot PUE along Estrella Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, and that the dedication statement and dedication(s) be shown on the Parcel Plat. 3. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 6. The Parcel Plat shall show any surface drainage ways or FEMA zones. .... . . :3 OF BK 1116 PG J 81 (FEEI90- 30513) Resolution No. 90-124 Page 3 7. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being June 6, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on April 1, 1990, and posted March 30, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 7, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
