A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A MOBILE HOME OFFICE IN A C-MO (COMMERCIAL
MANUFACTURING/OPEN LOT STORAGE) ZONE ON LOT 57, MOHAVE MESA,
TRACT 1021, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held May 7, 1990 a public hearing was conducted to
determine whether approval should be granted to Leslie L. Murphy,
Riviera, Arizona for a Zoning Use Permit to establish a mobile
home sales office in a C-MO (Commercial Manufacturing/Open Lot
Storage) zone, and
WHEREAS, Lot 57 is located on the northeast corner of Hammer
and Huntington Roads and is two (2) blocks west of Highway 95.
In February, 1988 the Commission and Board approved the rezoning
of the property to C-MO (Commercial Manufacturing/Open Lot
Storage) per Resolution P&ZC: 88-215 to permit a towing service
and an impound yard with the requirement that any open lot
storage be enclosed by a view obscuring fence or screening. The
property is currently vacant and the towing service business was
never established. The applicant is request a Zoning Use Permit

business, and

WHEREAS, several Zoning Use Permits have been approved in
Mohave Mesa, Tract 1021 permitting mobile homes as residences in
commercially zoned property or caretaker's
residences
in
conjunction with an established business.

and a mini-storage are north of the property.
In 1977, a Zoning
Use Permit was approved to permit a mobile home as a residence in
a commercially zoned property on the lot south of and across
Hammer Road, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on April 18,
1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. If construction or use has not commenced within one (1)
year of the Board of Supervisors approval of the ZUP or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
2. This ZUP is subject to revocation upon sixty (60) days
notification by the Board of Supervisors, if in the opinion
of the Commission and Board the continued use of the
property would be contrary to the public health, safety, and
welfare.
3. That a zoning/Building Permit be obtained.
4. This mobile may be used as a sales office and for use
of a night watchman's residence and shall not be for rent,
lease, or sale separate from the primary purpose of the
development.
5. The mobile home shall have an affixed "HOD" label
certifying that the unit has been manufactured as a mobile
home.

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on April 1, 1990 and posted March 30, 1990
as required by the Arizona Revised Statutes and the Mohave County
Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their r-egular meeting on Monday, May 7, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
