A RESOLUTION SETTING FORTH APPROVAL' OF A ZONING USE PERMIT TO
ESTABLISH A MOBILE HOME SALES OFFICE IN A C-2H (HIGHWAY
COMMERCIAL) ZONE, IN THE NORTHERN 241 FEET OF THE E~ LOT 19
EXCEPT THE NORTHERLY 104 FEET OF THE EASTERLY 208 FEET, IN LE
CLAIR ACRES, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held May 7, 1990 a public hearing was conducted to
determine whether approval should be granted to Tom J. Kuhn and
r~', John D. Kuhn, Mobile Home Executives, Glendale, Arizona for a

r~ili Zoning Use Permit to establish a mobile home sales office in a C-

2H (Highway Commercial) zone, and
WHEREAS, this subject property is located approximately one
(1) mile south of the Bullhead City corporate limits. It can be
located approximately 390 feet north of the northwest corner of
Highway 95 and Camp Mohave Road.
This property is currently
zoned C-2H (Highway Commercial) and a provision in Section 2l.1C-
3 of the Mohave County Zoning Ordinance allows for this type of
request, and
WHEREAS, the applicant is proposing a mobile home sales lot
and office on the northern 241 feet of this 2.82 acre parcel.
The applicant has submitted proof of Joint Tenancy and has

permission from the owner to process this application. The
Arizona Department of Transportation will be notified upon
conditional approval of this Zoning Use Permit for a driveway
permit, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on April 18,
1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. If construction or use has not commenced within one (1)
year of the Board of Supervisors approval of the ZUP or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
2. This ZUP is subject to revocation upon sixty (60) days
of notification by the Board of Supervisors, if in the
opinion of the Commission and Board the continued use of the
property would be contrary to the public health, safety, and
welfare.
3. That a zoning/Building Permit be obtained.
4. This mobile home shall be used with this C-2H (Highway
Commercial) development and shall not be used for rent,
lease, or sale separate from the primary purpose of the
development.
S. The mobile home shall have an affixed "BUD" label
certifying that the unit has been manufactured as a mobile
home.
6. The removal of the sales office shall cause the ZUP to
terminate within sixty (60) days.
7. Two (2") inch asphalt paving from Highway 95 to include
parking and interior ribbon runs between display mobiles, as
approved by staff, appealable to the Planning Commission
within sixty (60) days of placement of the mobile office.

8. Arizona Department of Transportation permit shall be
obtained prior to issuance of Building/zoning Permit to
place the mobile office.
9. This mobile home not be used as a residence.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on April 1, 1990 and posted March 30, 1990
as required by the Arizona Revised Statutes and the Mohave County
Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,

at their regular meeting on Monday, May 7, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
