PAGE 1 OF 3 BOS RECORDING FEE 0100 NC RESOLUTION NO. 90-115 A RESOLUTION REZONING LOT 26 MOHAVE MESA, TRACT 1021, FROM: C-2 (GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: C-MO (COMMERCIAL MANUFACTURING/OPEN LOT STORAGE) ZONE, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 7, 1990, a public hearing was conducted to determine whether approval should be granted to Marvin T. & Lynda J. Tye, Arrow Air Conditioning, Bullhead City, !;7'~ n~~l ~.(~l ..~~ Arizona for a rezoning from existing C-2 (General Commercial) zone to C-MO (Commercial Manufacturing/Open Lot Storage) zone, located in the South Mohave Valley area, and WHEREAS, Lot 26 is located approximately 180 feet north of the northeast corner of Hammer and Lakewood Roads. Lakewood Road is one (1) block west of Highway 95 in the South Mohave Valley area. This subdivision is bordered by El Rodeo Road on the north and Mohave Mesa Estates on the south. Lot 1-81, 157-161, and 187-191 were zoned C-2 (General Commercial) in 1967 via Resolution P&ZC: 67-102. It would not be out of character for this subdivision to be granted this request when taking into consideration the previous rezones to C-MO (Commercial Manufacturing/Open Lot Storage), and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on April 18, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. The applicant comply with all applicable provisions of Sections 25, 26, 27, & 31 of the Mohave County Zoning Regulations. 2. Such storage shall have a six (6') foot view obscuring fence surrounding the property. 3. The applicant obtain a Building Permit. 4. The applicant pave the parking and storage area with two (2") inch asphalt within sixty (60) days of the construction of the building. 5. Any open lot storage must be related to or be an accessory to the primary business. 6. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being June 6, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on April 1, 1990, and posted March 30, 1990 as required by Arizona Revised Statutes and the Mohave ~....... ~ . . PAGE 3 OF 3 BK 1716 PG 58 (FEEt90- 30505) Page 3 Resolution No. 90-115 County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday,' May 7, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
