A RESOI.UTION REZONING OF A 2. 1 ACRE PARCEL LOCATED AT THE
SOUTHEAST CORNER OF BOUNDARY CONE AND VANDERSLICE ROAD, TO BE
KNOWN AS A PORTION OF THE HOLLINGSWORTH, TRACT 4091, FROM: A-R/1A
(AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: C-2 (GENERAL COMMERCIAL) ZONE, LOCATED IN 'filE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 7, 1990, a public hearing was
conducted to determine whether approval should be granted to
HOLPAL California Ltd. Partnership, Santa Monica, California for
a rezoning from existing A-R/1A (Agricultural-Residential/One
Acre Minimum Lot Size) zone to C-2 (General Commercial) zone,
located in the South Mohave Valley area, and
WHEREAS, this 2.1 acre parcel is located approximately five
(5) miles south of the Bullhead City corporate limits and
,
approximately two (2) miles east of Highway 95. It is located at
the southeastern corner of Boundary Cone and Vanderslice Roads.
This parcel is part of The Hollingsworth, Tract 4091, and was
reserved for commercial use on the plat submittal, and
WHEREAS, this subdivision was granted it's residential
zoning on October 2, 1989 via Board Resolution No. 89-69. The
conditions noted in that approval were:

1. That the parcel identified as commercial will require
specific rezoning at the appropriate time.
2. That adequate infrastructure be installed to
accommodate the commercial, development anticipated on the
parcel identified as commercial on the preliminary plat.
WHEREAS, the applicant is now choosing to apply for the
commercial zoning originally reserved for this parcel. This area
has been slated for commercial development in the South Mohave
Valley Area Plan, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on April 18,
1990 did generate a
recommendation of approval of the zone change request with the

1. Parcel shall comply with all applicable provlslons of
Sections 25, 26, 27, & 31 of the Mohave County Zoning
Regulations.
2. That Building Permit(s) be obtained.
3. That Arizona Department of Environmental Quality
approve sewerage system for this commercial center.
4. That Arizona Department of Environmental Quality
approve the water supply and distribution system.
5. If food services are constructed, the Mohave County
Health Department grant approval of the facility under their
guidelines.
6. That underground utilities be utilized in accordance
with the Arizona Corporation Commission Regulations.

7. Any parking provided be comprised of asphaltic
concrete, in accordance to Standard Specification #171 or
better and that such paving be completed within ninety (90)
days of the Certificate of Occupancy granted the building.

Mohave County, Arizona on April 1, 1990, and posted March 30,
1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 7, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission.
