A RESOLUTION ADOPTING AN UPDATE OF TBE MOUAVE VALLEY SOUHt AREA PLAN, TO BE
PART OF TUE REVISED MASTER PLAN FOR MOHAVE COUNTY

WHEREAS, at the regular meeting of the Mohave County Board of Supervisors
held on May 7, 1990 a public hearing was conducted to adopt an update of the
Mohave Valley South Area Plan to be part of the revised Master Plan for Mohave
County, and
~r.{,:,1 WHEREAS. with the rap i d growth in the South Mohave Vall ey . south of
ti:~i Bullhead City, several developers have requested that the Mohave County
Planning and Zoning Commission consider an update to the South Mohave Valley
Plan. These developers have hired an outside planning firm to work through
the County Planning Staff to review and recommend a new land use zoning plan
for the following area:
Sections 1, 11, and a portion of Section 15, Township 18 North, Range 22
West;

Section 6 and a portion of Section 7, Township 18 North, Range 21 West;
Portion of Section 31, Township 19 North, Range 21 West;
Sections 25, 35, & 36, Township 19 North, Range 22 West, and
WHEREAS, this plan update takes into account the existing Zoning Land Use
Plan, existing zoning, new growth proposals on what were public lands, and new
higher densities of residential development to include appropriate

neighborhood commercial, retail sales, multifamily, and mobile home
development. Much of this proposed update shall utilize special development
district zoning as a vehicle to incorporate the plan, and
WHEREAS, the County Planning and Zoning staff coordinated the development
of this "pocket plan" update of the Mohave Valley South Area Plan with Holland
West, Inc., the planning firm hired by the development community to physically
accomplish the proposal, and
WHEREAS, the Commission heard testim?ny from Holland West, Inc. and
County staff, which outlined the proposed update, questioned possible

r,~!~ alternative north/south arterials east of the "pocket plan" update, and
WHEREAS, they heard comments from the public applauding the plan update
and discussion of probable north/south arterial relief routes to the east of
the plan area, and
WHEREAS, the Planning and Zoning Commission is required to recommend to
the Board of Supervisors a County land use Master Plan which is designed to
conserve natural resources, aid public spending, and promote the health,
safety, convenience, and general welfare of the public, and
WHEREAS, the request by the development commun ity to update the Mohave

WHEREAS, the Planning and Zoning Commission held a publ ic hearing on
April 18, 1990 at which time the Commission, by unanimous vote, recommended
the Mohave Valley South Area Plan update (attached exhibit), as presented by
Holland West, Inc., be recommended for approval to the Board of Supervisors,
and that they further recommend the Board approve the same, and
WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a
newspaper of general circulation in Kingman, Mohave County, Arizona on April
I, 1990 and in the Mohave Valley News, and 'posted March 30, 1990 as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervi sors, at thei r
regular meeting on Monday, May 7, 1990 approved and adopted this update of the
Mohave Valley South Area Plan as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
