A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR RANCHO
VERDE, TRACT 3016-B, A SUBDIVISION OF A PORTION OF PARCELS 74, 75, 78, & 79 AS
SHOWN ON RECORD OF SURVEY MAP RECORDED FEBRUARY 18, 1976 AT FEE NUMBER 76-
3773 BEING A PORTION OF SECTION 17, TOWNSHIP 21 HORTn, RANGE 18 WEST, G&SRB&M,
LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board of Supervisors
held on April 23, 1990, a public hearing was conducted to determine the final
subdivision plan for Rancho Verde, Tract 3016-8, located in Golden Valley, and
WHEREAS, the owner and subd i vi der is Rancho Verde Land Company, I nc. ,
Kingman, Arizona and represented by Roger Sayles, Vice-President. The
Engineer responsible for the preparation of the drainage report and design of
this subdivision is John A. Proffit of Mohave Engineering and Surveying
Associates, Kingman, Arizona, and

WIIEREAS, this subdivision is located five (5) miles west of the junction
of Hi ghways 93 and 68, is one-half (1/2) mil e south of Hi ghway 68, and is

between Crystal Drive and Abrigo Drive, with Verde Road as the primary access,
and
WHEREAS, rev i ews have been recei ved from the County Engi neer, Ari zona
State Land Department, Mohave County Health Department, Golden Valley Fire
Department, Citizen's Utilities Electric Company, Arizona Department of

Transportation, Valley Pioneer Water Company and incorporated into the
evaluation of this final tract, and

WHEREAS, the approval of this tract is based on the understanding of the
Commission and Board of Supervisors that all streets within this subdivision
wi 11 be improved and constructed as unpaved streets in accordance with the
applicable Mohave County Engineering Standards, Standard Specification #161 or
better; water will be supplied by Valley Pioneer Water and each lot will be
served by an approved public water supply and distribution system; grading and
drainage improvements will be provided as recommended by the project engineer
as necessary so lots wi 11 be free from flooding in the event of a 100 year
storm; all lots and street center1 ines wi 11 be staked and monumented in
accordance with Standard Specification #102; street names and regulatory signs
will be installed as required; all lots will be served by individual sewage
disposal systems subject to approval by County and State Health Departments;
electric and telephone services will be supp1 ied to each lot in accordance
with Arizona Corporation Commission Regulations, and
WHEREAS, the area included within this tract is not within a FEMA
designated floodplain. The entire project is designated as Zone C, and
WHEREAS, a review letter from Citizens Utilities Electric Division
indicated installation of overhead utilities in the road right-of-ways and
III installing underground facilities in the cul-de-sacs, and

NOW THEREFORE BE IT RESOLVED, that the Board approves the said Final Plan
conditioned to the following:
1. The developer will make the same commitment for improvements in the
Subdivision Questionnaire to the Real Estate Commission as required
for approval of this tract by the Board;
2. Arizona Department of Environmental Quality approves the Wctter
supply and distribution system. The water distribution system will
be designed and constructed in accordance with Arizona Department of
Environmental Quality standards and requirements. The water system
shall be designed to provide for future fire flows when and if the
Valley Pioneer Water Company is capable of providing such flows.
The water system shall include a minimum of two (2") inch gate
valves every 1,000 feet at locations prescribed by or acceptable to
the Golden Valley Fire Department to aid in refilling fire tanker
trucks;
3. Ari zona Department of Env i ronmenta 1 Quality approved the use of
individual sewage disposal systems for this subdivision;
4. Ari zona Department of Water Resources determi nes that there is an
adequate water supply to serve this subdivision;

The final Pl~t for Tract 3016-B including the Dedication will need
to b~per y execlitedan~/of ratified ~ all parties havidg-any
record title interest in t e and being subdTVlded and inclu ed on

The Board of Supervisors through Resolution 88-34 did abandon the
sixty (60') foot right-of-ways running north, south, east, and west
as depicted on Sheet 2 of 3 and held the filing of the action until
new curvilinear road right-of-ways would be dedicated through the
filing of the final plat of each phase of this subdivision;
Tract 3016-A did not have any abandonment action, Tract 3016-B will
abandon the portion of the right-of-ways as depicted on Parcels 74,
75, 78, & 79 with the recording of Resolution 88-34, and Tracts C
and D shall conclude the abandonment action through the filing of
their respective final plats;
An assurance is not needed as improvements are in place and accepted
by the Board through separate instrument.

NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of or evidence that
these conditions have been met together with the executed mylars and
appropriate recording fees, the Director of Planning and Zoning will obtain
the necessary signatures from the County Departments and officials and cause
the final plat to be recorded, and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met
and published throughout this subdivision process and the public was afforded
notice of this final action through advertisement of the Board of Supervisors'
meeting for this date.
