PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 90-95 A RESOLUTION REZONING THE N~ LOT 4, BLOCK A, GOLDEN SAGE RANCHOS #61, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/lA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 2, 1990, a public hearing was conducted to determine whether approval should be granted to Andy and Genny Ferrari, Bullhead City, Arizona, for a rezoning from ,.-- : '"--:.1 '::-sl existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot . ,.,j t.--.l Size) zone to A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, this rezone is located eight (8) miles west of the Highway 93/68 intersection. Lot 4 is a two and one half (2.5) acre parcel located approximately 3.5 miles north of Highway 68 on Laguna. Lot 4 is approximately 990 feet south the southwest corner of McElmo Drive and Laguna Road in the Golden Valley area. These accessible roads are open and bladed, and WHEREAS, this zone change is being requested so that building permits can be obtained and residences established on each of the nonconforming lots that were created previous to this . :~":"'_.',"-'""': .,~. ......- _,._ ., ..,", ~."" r:--~'~ .. . . However, a visual inspection of this site indicates a small tributary wash running through the property's rear. Lots surrounding this property are mostly vacant but there are a few residential structures in the general vicinity, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: ;?~ , '::~~ ',~-,;t a..;..'.j' A. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. B. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat. C. Each parcel shall have legal access. D. Each parcel shall meet or exceed one (1) acre exclusive of road easements. E. The Parcel plat shall show any surface drainage ways or FEMA zones. F. That the Board of Supervisors accept the dedication of a forty-two (42') right-of-way and an eight (8') foot PUE along Laguna Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, and that the dedication statement and dedication(s) be shown on the plat. G. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being May 2, 1990, as per A.R.S. 11-829E. ...-..,) r-,-:--~"-- ... -.:"'~ : -~~~ "'~ '~,-1 ~ "~"1!,.~,. !";{;~ ;;'.:fr4 (,.%1 JOe _~ t.....:- '--'" . .. . ~ 3 OF 3 BK 1695 PG 962 (FEEt90- 21528) Resolution No. 90-95 Page 3 WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
