PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 90-94 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A SINGLE FAMILY RESIDENCE ON LOTS 21 & 22, BLOCK 100, NEW KINGMAN ADDITION #8, TRACT 1101, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA MfEREAS, at the regular meeting of the Mohave County Board of Supervisors held April 2, 1990 a public hearing was conducted to determine whether approval should be granted to Paul and Esther Stein, Laughlin, Nevada for a zoning Use Permit to establish a single family residence in a C-l (Neighborhood Commercial) zone, and WHEREAS, the subject property is located approximately 1.5 miles east of Stockton Hill Road. It is nine (9) blocks north of Northern Avenue and it's eastern border is approximately 109 feet east of the northeast corner of North Bank Street and Leroy Avenue. Lots 21 & 22 front on the north side of Leroy Avenue. Lot 21 contains approximately 7081 square feet while Lot 22 contains approximately 6000 square feet. Both lots are currently vacant. Lots along North Bank Street from Northern are zoned C-l (Neighborhood Commercial). Although there are a few commercial establishments in this strip, most of the commercially zoned lots are vacant. The lots in the remaining portion of this subdivision are zoned R-l (Single Family Residential). This area _...' '" ~ ...r~",:" ..~..... .......' .' Lots 17 & 18 went through a similar use permit in February, 1987 and September, 1987. These permits were approved, subject to conditions outlined by staff. This property was purchased by the applicants in December, 1989, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the Zoning Use Permit with the following conditions: A. If construction or use has not commenced within one (1) year of the Board of Supervisors' approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. B. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. C. That a Building Permit be obtained. D. That the underlying C-l zoning may not be used on residential use remains. (Neighborhood Commercial) Lots 21 & 22 while the WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on February 23, 1990 and posted March 2, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and ,..j ., ~, ~ r <,.~ . .. . . 30F 3 BK 1695 PG 959 (FEE~O- 21527) Resolution No. 90-94 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
