PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 90-91 A RESOLUTION REZONING OF LOT 11, BLOCK I, GOLDEN SAGE RANCHOS 151, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 2, 1990, a public hearing was conducted to determine whether approval should be granted to Harry Stockman, Kingman Arizona, for a rezoning from existing A- R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size) zone, located in the Golden valley area, and WHEREAS, this rezone is approximately eight (8) miles west of the Highway 93/68 intersection. Lot 11 is a 2.5 acre parcel located approximately .5 mile north of Highway 68. Moreover it is located approximately 640 feet north of the northeast corner of Chino Dr i ve and Laguna Road. Legal access is provided via Highway 68 to Laguna, then north .5 mile. These roads are major arterials and well maintained, and ~.,....r~.'.~.,~.____~.'" ~~~ "- " .-'1 <I'~- - ':! .' . " . According to the FIRM floodplain map, this property does not show up in a major flood zone. However, visual inspection of this site indicates a tributary flood zone is running along this property's eastern border. This might complicate any issuance of a building permit in the future, if the wash meanders towards the west. Lot surrounding this property are mostly occupied by mobile homes. This section is within the Golden Valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: A. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. B. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat. C. Each parcel shall have legal access. D. Each parcel shall meet or exceed one (1) acre exclusive of road easements. E. The Parcel Plat shall show any surface drainage ways or FEMA zones. .~. ,,:-:..,,:. -:.4" . ~ ~ ..... :\0' .~~-.- . . That the Board of Supervisors accept the dedication of a forty-two (42') foot right-of-way and an eight (8') foot PUE along Laguna Road as it is contiguous to this property through the approval of the resolution authorizing this zone change, that the dedication statement and dedication(s) be shown on the plat. G. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being May 2, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, 1990 as required by Arizona Revised Statutes and the Mohave (gj ~~i County Zoning Regulations, and C~!~~ NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
