A RESOLUTION REZONING OF LOT 9, BLOCK M, GOLDEN SAGE RANCHOS #66,
FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 2, 1990, a public hearing was
conducted to determine whether approval should be granted to
Richard Wilson, G.W. Investment Company, Phoenix, Arizona, for a
rezoning from existing A-R/2A (Agricultural-Residential/Two Acre
Minimum Lot Size) zone to A-R/IA (Agricultural-Residential/one
Acre Minimum Lot Size) zone, located in the Golden Valley area,
and
WHEREAS, this rezone is located nine (9) miles west of the
junction of Highways 93 & 68, one-quarter (~) mile north of
Highway 68, approximately one half (.5) mile west of the
northwest corner of Chino Drive and Estrella Road. Moreover, Lot
9, Block M is located at the northeast corner of Chino Drive and
Elgin Road.
Legal access is currently provided via Estrella
north from Highway 68, west on Chino to Elgin. These roads are
open and bladed, and

WHEREAS, this zone change is being submitted so that
building permits can be obtained and residences be established on
each of the lots which would be created by the proposed splits.
Lots surrounding this property are mostly vacant, although there
has been a similar rezone contiguous to the northern border of
this property and there are a few mobiles in the general
vicinity. This property does not appear to be within a designated
floodplain, however, a visual inspection of this site indicates a
tributary wash running through this property on it's eastern
border.
This might complicate any issuance of a building permit
in the future, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on March 14,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
A. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
B. The establishment of minimum lot areas based on the
size of the parcels per the recorded Parcel Plat.
C. Each parcel shall have legal access.
D. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
E. The Parcel Plat shall show any surface drainage ways or
FEMA zones.

F. That the Board of Supervisors accept the dedication of
a forty-two (42') foot right-of-way and an eight (8')
foot PUE along Chino Drive and Elgin Road as it is
contiguous to this property through the approval of the
resolution authorizing this zone change and that the
dedication statement and dedication(s) be shown on the
plat.
G. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being May 2, 1990,
as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on March 18, 1990, and posted March 16,

1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 2, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
