21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL-

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 2, 1990, a public hearing was
conducted to determine whether approval should be granted to Dr.
R. K. Nath, Krantinath V. Raikhelkar, Ricardo C. Alfafara, and
Channabasavannah B. Prasad, Kingman, Arizona, for a rezoning from
existing A-R/I0A (Agricultural-Residential/Ten Acre Minimum Lot

Size) zone to A-R/~A (Agricultural-Residential/Three Acre Minimum

Lot Size) zone, located in the Golden Valley area, and
WHEREAS, this proposed rezone is located approximately five
(5) miles west of the Highway 93/68 intersection. This parcel is
a 10.04 acre parcel located approximately 330 feet north of the
northeast corner of Verde Road and Bell Drive.
It is located
approximately 1~ miles north of Highway 68 and is accessible via
Highway 68 to either Verde or Magma Roads. These roads are open
and bladed, and

WHEREAS, this zone change is being requested so building
permits can be obtained and residences established on each of the
non-conforming lots that have already been created. According to
the floodplain maps, the eastern half of this property is in a
major flood zone.
This would complicate any issuance of a
building permit for a future owner.
Thus, any future builder
should obtain a flood zone use permit.
This property is located
within the Golden Valley Improvement District, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on March 14,
1990 did generate a

':_~l recommendation of approval of the zone change request with the
following conditions noted:
A. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
B. The establishment of minimum lot areas based on the
size of the parcels per the recorded Parcel Plat.
C. Each parcel shall have legal access.
D. Each parcel shall meet or exceed two (2) acre exclusive
of road easements.
E. The Parcel plat shall show any surface drainage ways or
FEMA zones.
F. That the Board of Supervisors accept the dedication of
the forty-two (42') foot right-of-way and an eight (8')
foot PUE of Magma and verde Roads with a forty (40')
foot hillside right-of-way and an eight (8') foot PUE
required on the nCILthern borr:ler of this property
through the approval of the resolution authorizing this
zone change and that the dedication statement and
dedication(s) be shown on the plat.

G. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being May 2, 1990,
as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on March 18, 1990, and posted March 16,
1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 2, 1990 approved this
