""' ~v RECORDING FEE 0.00 NC ~b' 7861\ ~~ RESOLUTION NO. 90-87 A RESOLUTION REZONING A PORTION OF LOT 355, SECTION 6, TOWNSHIP 21 NORTH, RANGE 17 WEST, IDENTIFIED AS TAX PARCEL #30S-26-015B, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R{AGRICULTURAL-RESIDENTIAL) ZONE, LOCATED IN THE SO-HI/GOLDEN VALLEY~-"AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 2, 1990, a public hearing was conducted to determine whether approval should be granted to Kenneth F. Ferguson, Henderson, Nevada, for a rezoning from existing A-R/I0A (Agricultural-Residential/Ten Acre Minimum Lot Size) zone to A-R (Agricultural-Residential) zone, located in the SOHi/Golden Valley area, and WHEREAS, this rezone is located approximately one (1) mile northwest of the Highway 93/68 intersection. Parcel 15B is a one (1) acre parcel located approximately 1320 feet east of the northeast corner of Tooman Road and Chino Drive. Legal access is provided via Highway 68 to Tooman Road, north one-half (~) mile, then east on Chino Drive one quarter (!:i) mile. An alternate route is Highway 93 to Chino Drive then west approximately 3/4 mile. According to floodplain maps, this property does not show up in a major flood zone. Lots surrounding this area are rural and have mixed residential uses. This proposed rezone is located within the Golden Valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: A. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. B. The establishment of a m1n1mum lot area based on the size of the parcels per the recorded Parcel Plat. C. Parcel shall meet or exceed one (1) acre in size exclusive of easements and right-of-ways. D. Parcel Plat shall indicate any surface drainage ways or FEMA designated zones. E. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being May 2, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, .-'-.....__.~~-_. . . Resolution No. 90-87 Page 3 .',-, ~.I, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
