PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Me RESOLUTION NO. 90-86 A RESOLUTION REZONING LOTS 304 AND 321, WILLOW VALLEY ESTATES #5, FROM: C-2 (GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: C-2H (HIGHWAY COMMERCIAL) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 2, 1990, a public hearing was conducted to determine whether approval should be granted to Jack and Dianne Salerno, Sun Valley, California for a rezoning from existing C-2 ( General Commerc ial ) zone to C-2H (Highway Commercial) zone, located in the South Mohave Valley area, and WHEREAS, this proposed rezone is located approximately 9.5 miles south of Bullhead City adjacent to Highway 95' s eastern side. It is south of Cottonwood Drive approximately 530 feet and north of South Drive approximately 550 feet. These two (2) 9,000 square foot lots front Highway 95 for a total of 160 feet. This property was zoned C-2 (General Commercial) via Resolution P&ZC: 69-83. The parcels current uses are, a vacant lot and an unoccupied automotive repair facility. Green Valley Realty is adjacent to this property's northern border and an X-Ray business is situated on this property's southern boundary. The remaining frontage lots still retain their original C-2 (General Commercial) zoning as established in 1969. There is a large percentage of home sites in this area already occupied by single family dwellings. The applicant is requesting a rezone in order to establish an automotive air conditioning sales and service facility, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: A. The applicant comply with all applicable provisions of Sections 25, 26, 27, & 31 of the Mohave County Zoning Regulations. B. That ADOT authorize a driveway permit for this commercial parcel, that the permit be presented at the time of application of a building permit. That any improvements that need to be addressed in relation to the driveway construction be completed within six (6) months of issuance of the permit from ADOT. C. That a building permit be obtained. D. That ADEQ approve the sewerage system for this development. E. Arizona Department of Water Resources determines that there is adequate water supply to serve this project. F. Arizona Department of Environmental Quality approves the water supply and distribution system. G. That if food services are constructed that the Mohave County Health Department grant approval of the facility under their guidelines. H. That any parking provided be comprised of asphaltic cement, Standard Specification #171 or better and that such paving be completed within ninety (90) days of the Certificate of Occupancy granted the building. J. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being May 2, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
