PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 90-85 A RESOLUTION REZONING OF LOTS 8 & 16, BLOCK A, FORT MOHAVE MESA RANCHOS, TO BE KNOWN AND SUBDIVIDED AS JOY LANE PLAZA, TRACT 4098, FROM: S-D/C-2/5A (SPECIAL DEVELOPMENT/GENERAL COMMERCIAL/FIVE ACRE MINIMUM LOT SIZE) , C-2/2A (GENERAL COMMERCIAL/TWO ACRE MINIMUM LOT SIZE) AND A-R/IA (AGRICULTURAL- RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: C-2 (GENERAL COMMERCIAL) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 2, 1990, a public hearing was conducted to determine whether approval should be granted to Dennis Gootrad, Westlake Village, California for a rezoning from existing S-D/C-2/5A (Special Development/General Commercial/Five Acre Minimum Lot Size), C-2/2A (General CommerCial/Two Ace Minimum Lot Size), and A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size) zones to C-2 (General Commercial) zone, located in the South Mohave Valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: "'-.,-, A. The applicant comply with all applicable pr~visions of the Mohave County Zoning Ordinance. B. " Resolution No. 90-~ . Page 2 C. Arizona Department of Water Quality approves the quantity and quality of the water for this proposed development. D. Arrangements will be made to extend underground electric and telephone service to each building footprint in accordance with Arizona Corporation Commission Regulations. E. Approval of Mohave County Environmental Health Division requirements. F. Access from Joy Lane shall be limited to three (3) openings in the three (3') foot block wall as depicted on the plan. G. A six (6') foot block buffer wall shall be erected on the east side of the project on Lot 13, set back five ( 5') feet, painted a neutral color and landscaped on the east side of the wall. H. Such zone change shall not be effective until the Final Plat is recorded with all conditions met as set forth by the Board of Supervisors resolution setting forth approval of the Final Subdivision Plan. ,-~.~ WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission.
