PAGE 1 OF 3 80S RECORDING FEE 0.00 Ne RESOLUTION NO. 90-179 A RESOLUTION SETTING FORTH THE REZONING LOT 13, BLOCK C, GOLDEN SAGE RANCHOS :fI:61, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL- RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 2, 1990, a public hearing was conducted to determine whether approval should be granted to Mr. & Mrs. John McGuire, Sacramento, California, for a rezoning from L.~-~~~ ~t~ existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural-Residential/one Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, this rezone is located eight (8) miles west of the Highway 93/68 intersection. Lot 13 is a 2.5 acre parcel located approximately 990 feet south of the southeast corner of McElmo Drive and Cordes Road in Block C. Block C of Golden Sage Ranchos Unit 61 is approximately 3.5 miles north of Highway 68 and is accessible via Laguna Road to Mancos Drive. These two (2) roads are open and bladed, however, Cordes Road is not maintained and resembles a trail rather than a road, and r.:"".~ U:;."'~ .. ,}':'....., ~,:Q~ , -;........;;.~ .~... . ~~GE 2 OF 3 BK 1749 PG 412 (FEE~90- 45097) Resolution No. 90-179 Page 2 WHEREAS, this zone change is being requested so that building permits can be obtained and residences established on each of the lots which would be created by the proposed splits. According to floodplain maps, this property does not show up in a major flood zone. Visual inspection of this site indicates a tributary wash running through the property I s north and south halves. Lots surrounding this property are vacant but there are a few residential structures in the general vicinity. This section is located in the Golden Valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 14, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of minimum lot areas based on the size of the parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage ways or FEMA zones. 6 . That the Board of Supervisors accept the dedication of a forty-two (42') foot right-of-way and an eight (8') foot PUE along Cordes Road as it is contiguous to this property through the approval of the resolution authorizing this zone change and that the dedication statement and dedication(s) be shown on the plat. ~~~.....----~----'- . , ~ . . Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being August 1, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on March 18, 1990, and posted March 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and WHEREAS, the applicant submitted Letters of Notification to be mailed by first class mail to all property owners of record within 300 feet of the property proposed to be rezoned on June 1, 1990. The mailing was accomplished on June 4, 1990, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, July 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
