A RESOLUTION SETTING FORTH THE REZONING OF THE N~ W~ SE~ OF
PARCEL 36, SECTION 9, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-
R/I0A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/IA (AGRICULTURAL- RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 2, 1990, a public hearing was
conducted to determine whether approval should be granted to C.

Kathy Maguire, Lake Bluff, Illinois, for a rezoning from existing

A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) zone
to A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size)
zone, located in the Golden Valley area, and
WHEREAS, the subject property is located approximately five
(5) miles west of the Highway 68/Highway 93 junction and is
approximately one-half (1/2) mile south of Highway 68.
This
parcel is accessed from Highway 68 by traveling south along Verde
Road, east on Shipp Drive, then north on Magma Road.
Current
access off Magma Road is on a private thirty (30') foot
ingress/egress and public utility easement, and

WHEREAS, review of Floodplain map #040058-2325B indicates a

flood zone along the western fringe of the applicant's property,

WHEREAS, this property lies within the Golden Valley
Improvement District, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on July 2,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3 .
Each parcel shall have legal access.
4 .
Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. Due to potential further lot splits within this parcel,
that the Board of Supervisors accept the dedication of
a thirty (30 ') foot right-of-way along the northern
edge of this parcel through the approval of the
resolution authorizing the zone change, and that the
dedication statement and dedication(s) be shown on the
Parcel Plat.
7. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being August 1,
1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on June 15, 1990, and posted June 15, 1990

as required by Arizona Revised Statutes and the Mohave County
Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 2, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
zoning Commission and outlined herein.
