RESOLUTION NO. 90-175 A RESOLUTION SETTING FORTH THE REZONING OF LOT 11, BLOCK J, GOLDEN SAGE RANCHOS UNIT 66, FROM: A-R/2A (AGRICULTURAL- RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A- R/IA (AGRICULTURAL- RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 2, 1990, a public hearing was conducted to determine whether approval should be granted to Daniel and Anne Hartless, Kingman, Arizona, for a rezoning from ~"~~ i~l existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Golden Sage Ranchos Unit 66 is located approximately ten (10) miles west of the junction of Highways 68 & 93 and is just north of Highway 68. The subject property is accessed off of Chino Drive and is on the east side of Eden Road, and WHEREAS, review of Floodplain map #040058-2125B indicates this parcel to be clear of potential flooding, and ~ . ~AGE 2 OF 3 BK 1749?G 400 (FEE~90- 45093) Resolution No. 90-175 Page 2 WHEREAS, this property lies within the Golden Valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on July 2, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a mlnlmum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage. 6. That the Board of Supervisors accept the dedication of a ten (10') foot public utility easement along Eden Road through the approval of the resolution authorizing the zone change, and that the dedication statement and dedication(s) be shown on the Parcel Plat. 7. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being August 1, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on June 15, 1990, and posted June 15, 1990 as required by Arizona Revised Statutes and the Mohave County -....::-.? PAGE 3 OF 3 BK 1749 PG 401 (FEE~90- 45093) Page 3 Resolution No. 90-175 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, July 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
