'.'] .~ / ,"::; A RESOLUTION SETTING FORTH THE REZONING OF LOT 2, BLOCK N, GOLDEN SAGE RANCHOS #85, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL- RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 2, 1990, a public hearing was conducted to determine whether approval should be granted to Alfred Rossman, Santa Clara, California, for a rezoning from existing A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural-Residential/one Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, the subject property is located approximately nine (9) miles west of the Highway 68/93 junction and approximately two (2) miles south of Highway 68. This property can be accessed from Highway 68 going south on Estrella, east on Bolsa, then north on Cove Road, and WHEREAS, review of Floodplain map #040058-2325B indicates the southwest corner of the property to be within a flood zone, and r .. f~ ~'~.~~~~ , ,......, :,__<1 ~ . . ... Resolution No. 90-173 PAGE 2 OF 3 BK 1749?G 394 (p~J~O"2 45091> WHEREAS, this property lies within the Golden Valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on July 2, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3 . Each parcel shall have legal access. 4 . Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. That the Board of Supervisors accept the dedication of a ten (10 ') foot public utility easement along Cove Road through the approval of the resolution authorizing the zone change, and that the dedication statement and dedication(s) be shown on the Parcel Plat. 7. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being August 1, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on June 15, 1990, and posted June 15, 1990 ., . ~PAGE 3 OF 3 BK 1749 PG 395 (FEE~90- 45091) Page 3 .... I Resolution No. 90-173 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, July 2, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
