RESOLUTION NO. 90-170
A RESOLUTION SETTING FORTH THE REZONING OF LOT 4, BLOCK 2,
MOUNTAIN VIEW RANCHES, TRACT 4003-A, FROM: A-R/5A (AGRICULTURAL-
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/l.5A (AGRICULTURAL- RESIDENTIAL/ONE AND ONE-HALF ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 2, 1990, a public hearing was
conducted to determine whether approval should be granted to Jack
and Sharon Yates, Mohave Valley, Arizona, for a rezoning from
existing A-R/5A (Agricultural-Residential/Five Acre Minimum Lot
Size) zone to A-R/1.5A (Agricultural-Residential/One and One-half
Acre Minimum Lot Size) zone, located in the South Mohave Valley
area, and
WHEREAS, Mountain View Ranches is located along the south
side of Boundary Cone Road, four (4) miles east of Highway 95.
This rezone is approximately one-quarter (1/4) mile north of the
northeast corner of Boundary Cone Road and Chauncey Boulevard.
Lot 4 of Mountain View Ranches, Block 2 is located on the
northeast corner of Bernadette Road and Chauncey Blvd., and
WHEREAS, Lot 4 was divided illegally into three (3) separate
lots in March, 1981. The applicant owns all three (3) lots and

has stated the reason for the proposed rezoning is to legally
split the aforementioned parcels, and
WHEREAS, a public hearing before the Mohave County Planning
and
Zoning Commission
on July
2,
1990
did
a
generate
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot area based on the
size of the parcels per the recorded Parcel Plat.
3. Parcel shall meet or exceed one and one-half (1.5)
acres in size exclusive of the rights-of-way.
4. The Parcel Plat shall indicate any surface drainage
ways or FEMA designated zones.
5. That the Board of Supervisors accept the dedication of
any public utility easements requested by any and all
utility companies through the approval of the
resolution authorizing this zone change and that the
dedication statement and dedication(s) be shown on the
plat.
6. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being August 1,
1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on June 15, 1990, and posted June 15, 1990
as required by Arizona Revised Statutes and the Mohave County
Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 2, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
