A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A DEPARTMENT OF PUBLIC SAFETY IMPOUND YARD IN
CONJUNCTION WITH AN AUTOMOTIVE WRECKING YARD IN AN A (GENERAL)
ZONE IN THE NW~ NW~ SECTION 22, TOWNSHIP 16 NORTH, RANGE 13 WEST,
LOCATED IN THE WIKIEUP AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held July 2, 1990 a public hearing was conducted
to determine whether approval should be granted to L.E.
Pulvermacher, C.C. pulvermacher, and Laura Ray Pulvermacher,
Wikieup, Arizona for a Zoning Use Permit to establish an impound
yard in an A (General) zone, and
WHEREAS, this property is located along the west side of
Highway 93 in Wikieup and is approximately three-quarter (3/4)
mile north of Chicken Springs Road.
This 1.35 acre parcel has
been occupied by an illegally established business for the past
three (3) years.
The previous owner sold the property to the
applicant in February, 1990, and
WHEREAS, all of the parcels along both sides of Highway 93,
Sections 22 and 27, a two (2) mile strip, were zoned A (General)
when zoning was extended to this area in 1968. These A (General)
zoned parcels have developed with service stations, cafes, and

other highway service oriented businesses, together with single
family residences, and
WHEREAS, The State Highway Department and Citizens Utilities
Company have facilities on the west side of Highway 93 in Section
22, and
WHEREAS, the applicant is requesting a Zoning Use Permit in
order to establish a Department of Public Safety Impound yard in
conjunction with an automobile wrecking yard and auto repair
shop, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on June

1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. The applicant comply with all applicable provisions of
Sections 25, 26, 27, & 31 of the Mohave County Zoning
Regulations.
2. If construction or use has not commenced within one (1)
year of Board approval of the zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
3. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
4. That a Zoning/Building Permit shall be obtained prior
to any structure being placed/constructed.

5. An Arizona Department of Transportation permit shall be
obtained for the driveway providing access to Highway
93.
6. The applicant shall pave the driveway access and
parking in accordance with Mohave County Standard
Specification #171, or better. The storage area shall
be covered with a dust-proof surface. If crushed rock
is used for the dust-proof surface then the soil shall
be maintained in a weed free condition.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on June 15, 1990 and posted June 14, 1990
as required by the Arizona Revised Statutes and the Mohave County
Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 2, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
