A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR ARROYO
VISTA ESTATES, TRACT 4077-C, A SUBDIVISION OF A PORTION OF THE N~ OF THE S~
AND TilE S~ OF TilE N~ OF SECTION 12, TOWNStlIP 19 NORTH, RANGE 22 WEST, GIL.A &
SALT RIVER BASE & MERIDIAN, LOCATED IN HIE SOUTH MOHAVE VALLEY AREA, MOIIAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors
held on June 4,1990, a public hearing was conducted to determine the final
subdivision plan for Arroyo Vista Estates, Tract 4077-C, located in the South
Mohave Valley area, and
WHEREAS, the owner/subdivider of this tract is Arroyo Vista Est., Gen.
Partnership, Lake Havasu City, Arizona.
The eng i neer of record on th is
project is Doyle Mecham, Kennedy/Jenks/Chilton of Las Vegas, Nevada, and
WHEREAS, reviews have been received from the County Engineer/Floodplain
Administrator, Mohave County Health Department, Arizona Department of
Environmental Quality, Willow Valley Water Company, Inc., Mohave County
Attorney, Mohave County Treasurer, Bullhead City, Mohave Valley Fire
Department, and considered or incorporated in the evaluation of this final
tract, and
WIIEREAS, access is provided to this site from Highway 95 from Corwin
Dri ve through C1 earwater Hi 11 s. A secondary access is proposed from Hi ghway

95 through Rio Lomas to JoAnn Avenue, a hillside road in Desert ridge.
Mountain View Road, a north-south sectionline road, from the west boundary of
this proposed subdivision, and
W"EREAS, sewage disposal is intended to be taken care of through the use
of septic tanks for each dwelling. The Arizona Department of Environmental
Quality will have to approve the developers plan for such disposal and inform
Mohave County Health Department of their approval with such conditions as they
may impose prior to the filing of this final plat, and
WUEREAS, the approval of this subdivision is based on the understanding
of the Board of Supervisors that all streets within the subdivision will be
constructed and paved with aspha 1t i c concrete in accordance with standard
specification #171 or better; the streets will include curb and gutter; a
water supply and distribution system including fire flow will be constructed
to serve each lot; grading and drainage related improvements will be made as
recommended by the design engineer in the submitted drainage reports;
arrangements will be made to extend underground electric and telephone service
to each lot in accordance with Arizona Corporation Commission Regulations;
lot purchasers will utilize individual sewage disposal systems as approved by
Arizona Department of Environmental Quality; all lots and street centerline
monuments will be staked and monumented in accordance with standard
specification #102; fire hydrants will be provided at locations prescribed by
the Fort Mojave Mesa Fire Department; street name and regulatory signs will be
installed in accordance with the requirements of the Mohave County Subdivision

Regulations and as recommended by the design engineer and as a condition of
approval the owner/subdivider is responsible for the completion of
improvements and shall provide an assurance for all required subdivision
improvements in accordance with Article V of the Subdivision Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board approves the said final plan
conditioned to the following:
1.
The developer will make the same commitments for improvements in the
prospectus to the State Real Estate Commi ss ion as is requi red for
approval of this tract by the Board;
2.
Arizona Department of Environmental Quality approves the sewer
treatment system for this subdivision, and the filing of this final
plat is contingent upon ADEQ providing the Mohave County Health
Department with a document noting approval by ADEQi
The final plat for Tract 4077-C inc1udi~ the dedication will need
to be properly executed ana/or ratifIed by _ all parties havin~,y
record title interest in the land being subdivided and included on
tfi~bdivision boundary;
The owner/subdivider shall obtain a report from the Arizona
Department of Water Resources indicating that the water supply has
been found to be adequate to meet the needs of this subdivision
prior to recording the fma1 plat;
The assurance provided shall be held bLMohave Coun~nd only
re1easedby the terms of the agreement dated May 21, 1990from
Security Pacific Bank, Arizona.

NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt or evidence that these
conditions have been met together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain the necessary
signatures from the County Departments and officials and cause the final plat
to be recorded, and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met
and published throughout this subdivision process and the public was afforded
notice of this final action through advertisement of the Board of Supervisors'
meeting for this date.
