PAGE 1 OF 3 BOS RECORDING FEE 0.00 NC RESOLUTION NO. 90-146 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, SUNHAVEN HOMESITES, SECTION 33, 'l'OWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held June 4, 1990 a public hearing was conducted to determine whether approval should be granted to Harry and Pearl Bates, Dolan Springs, Arizona for a Zoning Use Permit to establish a mobile home as a residence in a C-2 (General Commercial) zone, and WHEREAS, the subject property is located approximately five (5) miles northeast of the Highway 66/1-40 interchange. This property is located approximately 450 feet northeast of the intersection of Able Drive and Diagonal Way. Access is provided via Highway 66 to Diagonal Way, then 620 feet northwest to Able Drive. Although this portion of the Sunhaven Homesites Subdivision was reserved for C-2/1A (General CommerCial/One Acre Minimum Lot Size) zone, the area surrounding this parcel is occupied predominantly by single family homes with a small amount of commercial use. PAGE 2 OF 3 BK 1133 PG 360 (FEEt90- 38073) Resolution No. 90-146 Page 2 lot line are also adjacent to Highway 66 and are currently vacant, and WHEREAS, the applicant understands that this permit is for residential purposes and this area may develop as General Commercial (C-2) or Highway Commercial/Open Lot Storage (C-2H), and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on May 9, 1990 did a generate recommendation of approval of the zoning Use Permit with the following conditions noted: 1. If construction or use has not commenced within one (1) year of the Board of Supervisors' approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 2. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 3. That a Building Permit be obtained. 4. That the underlying C-2 (General Commercial) zoning may not be used on Lot 22 while the residential use remains. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on April 22, 1990 and posted April 25, 1990 as required by the Arizona Revised Statutes and the Mohave " ..... . . Resolution No. 90-146 County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 4, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
