PAGE 1 OF 3 BOS RECORDING FEE 0.00 NC RESOLUTION NO. 90-138 A RESOJ..UTION REZONING OF LOTS 8 & 29, MOIJAVE MESA, TRACT 1021, FROM: C-2H (HIGHWAY COMMERCIAL) ZONE, PROPOSED TO BE: C-MO (COMMERCIAL MANUFACTURING/OPEN LOT STORAGE) ZONE, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 4, 1990, a public hearing was conducted to determine whether approval should be granted to Jerry David, Los Angeles, California, for a rezoning from existing C-2H (Highway Commercial) zone to C-MO (Commercial Manufacturing/Open Lot Storage) zone, located in the South Mohave Valley area, and WHEREAS, these two (2) parcels are located approximately 163 feet south of Gardena Road at the southwest corner of Gardena Road and Highway 95. Lot 8 fronts Highway 95 for approximately 185 feet while Lot 29 fronts Lakewood Road, one (1) block west of Highway 95, approximately 185 feet. Mohave Mesa Subdivision, Tract 1021, is bordered by El Rodeo Road on the north and Mohave Mesa Estates on the south, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on May 9, 1990 did generate a recommendation of approval of the zone change request with the oJ 1.J.'~'l '.',.'.',.','. ." tk \.' .~/i :,':'~ ::.~:~ ~~' ;':n\,. :'~~,/.~ "',.~..'," ~/j'f; . . The applicant comply with all applicable provisions of Sections 25, 26, 27, & 31 of the Mohave County Subdivision Regulations. 2. That the erection of the view obscuring fence be completed within one (1) year of the approval of the zoning by the Board of Supervisors. 3. Arizona Department of Transportation permit shall be obtained prior to issuance any Building/zoning Permit. 4. When Lakewood Road is paved, the driveway access shall be paved with two (2") inch asphalt. 5. Business parking lot be paved with two asphalt and the yard be covered with a surface. If crushed rock is used for the surface then the area shall be maintained free condition. (2") inch dust-proof dust proof in a weed- 6 . That building permits be obtained and/or current building( s) be brought to code, that the paving and yard surface cover be completed within sixty (60) days of the issuance of the Certificate of Occupancy for the building(s). 7. That Parcels 8 & 29 of Mohave Mesa, Tract 1021 may not be sold se~arately with this C-MO (Commercial Manufacturing/Open Lot Storage) zoning designation. A notation stating this stipulation shall be included on the deed for each lot and a copy of these deeds shall be forwarded to the Planning and Zoning Department as a condition of approval prior to the zoning becoming effective. 8. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being July 4, 1990, as per A.R.S. 11-829E, if Condition No. 7 is complete, or as soon thereafter as Condition No. 7 is met. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on May 18, 1990, and posted May 15, 1990 ), . . PAGE J OF 3 BK 1133 PG 3~3 (FEEI90- Page 3 38066) t, Resolution No. 90-138 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 4, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
