PAGE 1 OF 3 BOS RECORDING FEE 0.00 NC RESOLUTION NO. 90-136 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME SALES OFFICE IN A C-2H (HIGHWAY COMMERCIAL) ZONE IN TIlE SOUTH 185 FEET OF THE NORTH 426 FEET OF THE E~ LOT 19, LE CLAIR ACRES, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held June 4, 1990 a public hearing was conducted to determine whether approval should be granted to Martin R. Fishgold, Scottsdale, Arizona for a Zoning Use Permit to ~1?') 1 ~~~:;~ ~ !Yt~ establish a mobile homes sales office in a C-2H (Highway Commercial) zone, and WHEREAS, this property is located approximately one (1) mile south of the Bullhead City corporate limits. It can be located approximately 390 feet north of the northwest corner of Highway 95 and Camp Mohave Road. This property is currently zoned C-2H (Highway Commercial) and a provision in Section 21.1C-3 of the Mohave County Zoning Ordinance allows for this type of request, and WHEREAS, the applicant has proposed a mobile home sales lot foT,}: '~jL'/! Resolution No. 90-136 PAGE 2 OF J BK 1733 PG 337 (fEEt90- 38064) Page 2 will be notified upon conditional approval of this Zoning Use Permit, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on May 9, 1990 did generate a recommendation of approval of the Zoning Use Permit with the following conditions noted: 1. If construction or use has not commenced within one (1) year of the Board of Supervisors approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then the approval shall terminate at that date. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 3. That a Zoning/Building Permit be obtained. 2 . 4. This mobile home shall be used with this C-2H (Highway Commercial) development and shall not be used for rent, lease, or sale separate from the primary purpose of the development. 5. This mobile shall not be used as a residence. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on April 22, 1990 and posted April 25, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 4, 1990 approved this '171' 1<,-.,', I''':'',' ,':', _'l~~ t3:,:.} Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
